Kingcombe Farmhouse is believed to date from the mid-18th century with 20th century additions. The property is approached off the lane through a timber 5 bar gate leading onto a gravelled parking and turning area. The front garden is narrow with wrought iron railings with a gate leading to the original front door via a stone path. The main gardens lie at the rear and on one side. There is a level lawn immediately to the rear of the house also providing access to a machinery store. A stone paved path with steps leads around the rear of the house to an area of paved terrace. The main lawn has borders and shrubs and is surrounded by hedging. There are a number of mixed trees around the garden of various varieties. Within the main garden there is a stone, flint and thatched former privy now used as a garden store.

Further land lies south west of the house and garden, sloping gently down to the river and providing a number of cider apple trees. The River Hooke, is a chalk stream tributary to the River Frome which it meets at Maiden Newton. There is a footbridge over the river to a further area of paddock with direct gate access onto Kingcombe Lane. This area of river provides single and double bank fishing for wild brown trout.

Location

Kingcombe Farmhouse is a small hamlet situated in the Hooke Valley.

The area used to form part of the Lower Kingcombe Estate which once extended to approximately 600 acres and had been farmed on very traditional lines for several centuries and contains a rare abundance of flora, fauna and wildlife and perhaps why the area is designated as being a Site of Special Scientific Interest and was acquired by the Dorset Wildlife Trust who run the nearby Kingcombe Centre.

There is a parish church in Toller Porcorum and local village facilities in Maiden Newton including a post office, newsagent, petrol station, public house, café, hardware shop, doctors surgery and railway station, with trains to Dorchester, Weymouth, Bath and Bristol.

Dorchester is about 13 miles with a further excellent range of facilities and a mainline railway service to Waterloo.

The Jurassic coastline at West Bay is about 10 miles.

will be found on the left clearly signed.
