Description

South facing aspect in about 0.5 acres with delightful countryside views

Description

With a south facing aspect, this detached one and half storey house has a flexible layout and is set in generous garden grounds of approx. 0.5 acres.

Internal doors are of timber panel and timber glazed design with associated detailed frames and timber skirting boards. There is extensive Karndean Van Gogh walnut flooring throughout. The décor is of neutral tones. A welcoming vestibule provides storage cupboards and a mat well with underfloor access. Combining comfort and style is the dual aspect sitting room with front windows and sliding patio doors opening onto the rear garden. Set on a slate style hearth with brick surround is a Morso woodburning stove. Opposite there is a further ground floor room which is very versatile and could be used as a dining room or bedroom but is currently used as a home office for remote working. A ground floor guest bedroom has garden views. The heart of this home is the dining kitchen which features warm honey-toned cabinetry, including glass fronted display cabinets complemented by ample worksurfaces. The peninsular unit includes a breakfast bar on one side and storage on the other. Modern stainless-steel appliances include a Neff oven, grill and cooker hood and an integrated and concealed Bosch dishwasher. There is plenty of space for a side-by-side freestanding refrigerator/freezer. Sliding patio doors open onto the patio area. For everyday domestic tasks there is a utility room with a window, fitted with modern base and wall units, is plumbed for a washing machine, with space for a tumble dryer and has a cast iron clothes airer. From here there is further external garden access. A cloakroom is fitted with a WC and wash basin. Ascending to the first floor is a wide carpeted staircase with decorative spindles and balustrade. There are two built in landing cupboards and a Velux window. The principal bedroom has a front, south facing windows and comprehensive hanging and shelf space along one wall, fronted with four mirrored doors. An en-suite shower room has a curved shower enclosure with aqua panel wall boards and mains shower along with a modern WC and wash basin. Three further bedrooms all have built in wardrobes and are serviced by the main bathroom which has a WC and wash hand basin set in vanity furniture, bath, and separate curved shower enclosure with mains shower.

Outside: The property occupies a generously sized plot with garden grounds to the front, side, and rear. A large driveway is covered with a thick layer of gravel and offers ample turning and parking space for numerous vehicles. A mature cherry tree at the centre blossoms in the spring and there are a number of mature rhododendrons which provide spectacular colours in late spring. The perimeter is fully enclosed with timber fencing creating a safe space for pets. The surrounding grounds are mostly laid in lawn, and a paved footpath surrounds the house. A lovely alfresco spot is the sheltered rear patio. There is also a log store and dog kennel.

Garage: Double detached garage with two up and over vehicular doors. Two windows. Personnel side door. Rafter storage. Power, light and water supply.

Location

The property forms part of a semi-rural area in the picturesque hamlet of Birse which sits on the south bank of the River Dee, close to the small village of Aboyne, in the heart of Royal Deeside. Aboyne is an attractive small Victorian village in Royal Deeside and the main centre for this rural district. There is a supermarket, academy and primary school and an excellent community centre providing theatre/cinema, swimming pool, badminton courts, library, and gym. The village also has a health centre with five resident doctors, weekly optometrist and audiometric clinics and a cottage hospital.

Deeside, through which the River Dee flows, attracts visitors from far and wide. Nearby Balmoral Castle has been the Scottish home of the Royal Family since it was purchased for Queen Victoria by Prince Albert in 1852. There is a wealth of sport on offer for which Scotland is famed: salmon fishing on the rivers Dee, Don and Deveron, pheasant and partridge shooting on many of the low ground estates, red and roe deer stalking and the opportunity for grouse on the rolling heath hills. The area boasts numerous golf courses. To the east lie Royal Aberdeen and Trump International, both well regarded links courses.
