Description
Redgate Farm comprises an exceptional Grade II Listed period farmhouse which is located in a splendid setting within the popular village of Shute. The property is tucked away at the head of a long driveway which offers a most pleasing approach and takes full advantage of some splendid views over the grounds and lake to a typical rolling Devon landscape beyond. Redgate Farm is exceptionally handsome and has a particularly attractive front façade with its painted stone and rendered elevations and leaded windows under a steeply pitched thatched roof. It is a fine and rare example of a Devon Cross Passage Farmhouse with origins dating to the 1500s before evolving greatly over the centuries into the very comfortable and beautifully appointed home we find today.
The property retains a wealth of impressive character features, too numerous to mention in this brochure, however many of which indicate that the farm in its day was a house of status, possibly belonging to a Yeoman farmer or wealthy landowner. Some of these features include the impressive cross passage with its plank and muntin screen (there is also a second plank and muntin screen on which is inscribed the date 1567), the heavily beamed ceilings and flagstones floors. The dining room is also worthy of note and has an inglenook fireplace with Beerstone jambs and huge bressummer beam and there are also superb features to the first floor including a Tudor Beerstone fireplace with its 16th century graffiti, cruck beams and many exposed timbers.
Redgate Farm has been the subject of a significant programme of renovation and refurbishment over the fifteen years of the current owners stewardship and is found in stunning order with great care and attention given to the works in light of the historic and architectural nature of the house. The house has been sympathetically restored and these improvements have greatly enhanced the property.
REDGATE COTTAGE.
Another key feature of Redgate Farm is Redgate Cottage, a superb detached cottage with flintstone elevations under a slated roof. This has also been the subject of a considerable programme of refurbishment recently following the departure of longstanding tenant and has been comprehensively redecorated, as well as replacing the French doors and windows into the kitchen/dining room. The cottage would be perfect for large/extended families as an annexe to the principal residence, or alternatively, could provide a significant income from long lets/holiday lets (subject of course to any necessary planning consents).
GARDENS & GROUNDS.
Undoubtedly one of the main features of Redgate Farm is its glorious setting and the house and buildings represent a stunning model set-up and one which is immensely attractive. The property is approached over a long driveway which passes the house and cottage into the cobbled farmyard, around which sits the former buildings (and which has a separate entrance onto Shute Road). These are in very good order and are of impressive proportions with stone and timber clad elevations under slate and tiled roofs. To the east is a very useful converted barn with a suite of rooms which could have a variety of uses offering additional accommodation, or perfect as studio/office space, gymnasium, hobbies rooms etc. The rooms comprise: - Reception room, utility and cloakroom, and a very large vaulted first floor office/studio with a further room beyond.
The magnificent former threshing barn is now a games barn and this benefits from a recently replaced roof. To the west is an open barn which provides ample garaging and there is a log store adjoining. There is also a detached office to the side of the driveway which has been refurbished and is very attractive with its brick and timbered elevation.
The grounds stretch out to the front of the farmhouse and are principally laid to large lawns which are interspersed with a variety of mature trees. They lead down to the magnificent lake over which there are stunning views, and besides which is a productive orchard with a variety of apple, plum and pear trees. Adjoining the farmhouse is a paved terrace which sits right in the eye of the sun and there is also a further decked terrace with gazebo which takes full advantage of the views. At a slightly lower level are some useful open fronted barns known as ‘the Bothy’ and from here a pathway leads to a sheltered courtyard where there is a kitchen garden with herb beds. Beyond this is a small croquet lawn and a long wisteria clad pergola.
To the west is a paddock which has an access from the top of the driveway and in total the gardens, grounds and paddock extend to about of 5.7 acres.
SITUATION.
Shute is situated in the East Devon National Landscape and has access to some glorious walks close at hand over some of the county’s most picturesque countryside. These include the Shute and Kilmington Woods and a myriad of footpaths which meander down to the Coly and Axe Valleys. This popular village has a primary school, church and there is also a bus service connecting the nearby towns and villages.
The popular town of Colyton lies about 3 miles away and has a strong community, good range of independent shops and also the renowned Colyton Grammar School, one of the country's top mixed state schools. The market town of Axminster lies about 5 miles to the east and has a wide range of shopping and recreational facilities, as well as a main line rail link to London Waterloo. The Cathedral City of Exeter is approximately 25 miles to the west and has an excellent shopping centre, sport and leisure facilities, university, main line express rail link to London Paddington and international airport. From Shute there is easy access to the M5, A303 and A35.
DIRECTIONS.
Shute is located roughly midway between the market towns of Honiton and Axminster. From Honiton, take the A35 Axminster road and follow this out of the town and through the village of Willmington. After passing the Starbucks and a garage, turn right at Taunton Cross signposted Shute and Whitford and follow this road for approximately ¾ mile when the drive to Redgate Farm will be found on your right hand side. If you get as far as the castellated gate house to Shute Barton, you have gone too far.
