Description

A fantastic detached village property with a one bedroomed cottage, absolutely delightful gardens, and superb outbuildings.

THE PROPERTY
Situated on the edge of the picturesque village of Buckland Newton, first glimpses of this wonderful property are most impressive with its attractive rendered façade under a pitched slate roof. The property, which is not listed, is approached via a gravelled drive with parking to the side and ample parking to the rear. On first entering the property there is a real sense of charm and space, with a small porch leading perfectly into the kitchen with pretty tiled flooring and incorporating a number of wall and base units and an Aga (green.) Directly alongside the kitchen is a study/snug room with a wood burning stove and lovely views over the front garden. The property is very well presented yet totally untainted by inappropriate modernisation, and offers huge flexibility for a purchaser to further upgrade and extend. Also alongside the kitchen is a further reception room currently used as a dining room, with a central wood burning stove and a large drinks cupboard. There is another fantastic sitting room with an open fireplace and with views over the gardens and a French door leading out to the delightful gardens. To the far end of the kitchen is a sitting/dining area with plenty of room for a kitchen table and bi folding door leading out to the garden. There is also a good-sized larder and cloakroom on this floor.
The bedrooms are situated on the first floor with four beautiful bedrooms. The main bedroom has an adjoining study/dressing room and shower room. There is also a separate family bathroom.

THE COTTAGE
Alongside the main house is a superb one bedroomed cottage with a large reception room with kitchen area and a wood burning stove, and double bedroom and shower room, ideal for guests or a way of producing a healthy private income. It also has its own gravelled courtyard garden which is private and a real suntrap, and its own garage which is open to one end.

OUTSIDE
To the rear of the property is a large store ideal for garden machinery. This would also make a very good outside office with a huge workshop/garage (20ft x 40ft ) with up and over doors and a new roof. It also has power, lighting and water,
The real surprise however is the absolutely delightful garden which has been lovingly nurtured and cleverly landscaped during the 50 years occupancy by the present owners. There are large areas of lawn partitioned by large hedges, a true utopia for children and animals. There is also a separate kitchen garden with raised beds and a good-sized fruit cage. To this end of the garden is a pretty summer house, a lovely place to sit on a summers' evening and take advantage of this tranquil setting. There are garden sheds and a large log store. A meandering stream runs alongside the border of the property and the lovely sound of trickling water can be heard from most parts of the garden. Beyond the garden are fantastic countryside views. The garden is just under an acre and also wraps around the front of the house with an ornamental pond and gravelled and paved terrace ideal for al fresco dining
All in all, this is a truly wonderful village property in an idyllic yet very convenient location.

LOCATION
The property lies on the northern edge of Buckland Newton, a most popular and vibrant village at the head of the sought after Piddle Valley and surrounded by lovely unspoilt countryside, much of which is designated as an Area of Outstanding Natural Beauty (AONB). There are very good local services, a thriving village store, primary school, church, village hall and playing fields, and The Gaggle of Geese public house.
Beyond this it is an easy drive south down the valley to the county town of Dorchester which has an excellent range of facilities. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco for everyday shopping, as well as the Dorset County Hospital.
Up the valley in the other direction is the Abbey town of Sherborne. Both towns have mainline railway stations with a fast regular service to London Waterloo.
From Buckland Newton it is an easy drive down onto the A35 which leads the west country east across to Poole, Bournemouth and Southampton, and via the M27 and M3 on up to London.
