The drawing room / dining room is a bright, south facing room. It has a brick fireplace with fitted bookshelves either side and French doors to the garden.

The Murray & Murray kitchen has Silestone worksurfaces and an island unit with a 1½ sink. The appliances include a wine rack, Siemens fridge and dishwasher, built in microwave and three oven AGA. The living area has windows on four sides and three roof lights (two of which are electronically operated). There is a raised wood burner. A sliding tripled glazed window opens onto the decked terrace outside. There is a utility room off with a Worcester central heating boiler, AEG washing machine, sink and coat hooks.

The first-floor landing has a coombed ceiling and an under eaves store. Bedroom 4 has a dormer window and built in wardrobe. Bedroom 5 has two deep cupboards, one with hanging rails and the other with shelves. There is a store with an Indesit tumble drier, a box room with fitted shelves and a tiled shower room.

Garden:

Greenaway, 68 Hepburn Gardens is set in a large, well-maintained garden extending to 0.65 acres to include the driveway.

The drive leads to a gravel sweep to the side and north of the house. There is a double garage built of concrete with up and over doors and a garden store to the side.

The main gardens are to the south and west of the house and are mainly down to lawn. There is a paved terrace in front of the house and raised decking outside the new wing. There is a green house and raised beds and a compost area behind hedges in the corner. A gate through the hedge leads to steps down to the Lade Braes footpath on the edge of the Cockshaugh Park.

Location

68 Hepburn Gardens is set off a lane and its own private drive behind Hepburn Gardens. It is on the edge of the woodland which runs alongside the Lade Braes, just up from the Cockshaugh Park, with the St Andrews Botanic Gardens on the far side of the burn.

There is a gate from the garden with steps down to the Lade Braes footpath. The Lade Braes footpath runs alongside the Kinness Burn through woodland all the way from the edge of town into the town centre which is a 0.5 miles walk along the footpath.

St Andrews is renowned worldwide as the 'Home of Golf’. There are seven golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and played host to the 150th Open Championship in 2022. There are many other golf courses in the area including the Duke’s Course, St Andrews Bay, Kingsbarns and Dumbarnie.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.
