As more and more first time buyers find themselves forced out of city centres by the ever rising cost of housing, attention is becoming focussed on the surrounding villages. However village life brings its own problems for young families, principal among which is getting the kids to school, but for parents with primary age children Leeswood provides its own solution in the shape of the excellent school within a scant few yards of this affordable home.
]Add to this the convenience of a well equipped Co-op a few yards further distant and massive playing fields to amuse the little darlings and you begin to appreciate that moving out of town brings many possibilities.
Sadly, first time buyers can frequently find themselves overstretched in their early years, having taken on a home requiring some TLC and then being horrified by the costs involved, but this home holds no such terrors, being in immaculate condition throughout and as future-proof as a home can ever be.
Being at the end of a terrace of similar homes means that this is, in effect semi detached and while sitting on a corner plot gives it a triangular shaped garden, this is scarcely an imposition.
To the front of the home is a neatly maintained lawn separated from the pavement by a sturdy wooden fence while the remainder of the garden is bordered by white painted metal fencing. A wide and obviously recently laid driveway provides all the parking you could realistically need, unless you are starting a local branch of WeBuyAnyCar.com!!** A solid wall gives privacy to the rear section of the garden, access to which is through a large wooden door.

Opening the semi-gazed white UPVC front door, we step into the small inner hall where the stairs rise in front of us. The amount of light in here comes as a pleasant surprise, thanks to the side facing window which is one more advantage of being at the end of the terrace.
On our right is the door into the lounge:
It's warm and welcoming atmosphere opens up large enough for a three piece suite, a couple of display cabinets, a bookcase and the telly - none of these items are staying, but it gives you an idea of size. A large picture window offers views out over the front. The main focal point in here is provided by the living flame gas fire, though this is rarely used purely as a fire, the house being warmed by the central heating it also powers.
To the rear of the room is the door into the kitchen or to be pedantic about it, the kitchen/diner.
Refreshingly, there is enough space in here to allow these twin roles to be fulfilled comfortably, however, the dining table may need to be pulled out from the wall to accommodate any of the more lavish dinner parties you might be planning - but at least you have a place to eat comfortably. The remainder of the kitchen is in the form of fitted units in an 'L' shaped formation around two of the walls and which house spaces for the free-standing cooker and washing machine, while providing all the storage and work-top surfaces you could want. The sink unit is positioned beneath the large window, with the view of the rear garden offering some consolation to whoever ends up doing the dishes.
There are two doors at the opposite end of the room, one revealing the void beneath the stairs which forms a walk-in pantry and also provides space for a tumble dryer and all the other detritus that every home collects but no one knows where to put. The other door opens into what I suspect was the original pantry, but as we move into the 21st century, greater importance has been placed on housing the large upright fridge and accompanying chest freezer.
Opening the back door reveals a patio running the full width of the home, laid with a similar surface to that found on the front drive. In appearance this resembles the rubberised surface commonly found in children's play areas, to the extent that I was actually disappointed not to bounce a little as I walked across it but either way, it looks very attractive and is as non-slip as you are likely to find.
Beyond this is a small lawn of maintenance-free astroturf, bisected by a paved path leading to steps up to a terrace where the 'playground' surface returns. Here, the elevated position means that you catch as much of the sun as possible, making it an excellent spot to relax with a long drink after a hard day. Or should that be a hard drink after a long day? You decide.
The lower patio then continues around the home towards the door onto the front drive and here, we find a large raise plinth on which there are two substantial wooden sheds. As one of these contains the current owner's small bakery, I suspect they may be removed prior to sale but the foundations would remain, leaving the basis of whatever you choose to replace them with.
Returning indoors and up the stairs, I was pleased to find the side-facing window in the hall replicated on the landing and thus banishing any gloom.
Turning towards the front of the home we address the Achilles' Heel of so many three bedroom homes of this type; the smallest bedroom. Here, instead of the glorified cupboard we have come to expect, this is a proper single room and one that, in this case, manages to contain a queen-sized bed along with a small chest of drawers - so I take the word small back!
Moving to the rear of the home, we find the family bathroom. This obviously comes comes with the obligatory panelled bath, a pedestal wash hand basin and modern toilet. It's all finished in a practical and inoffensive white, everything is as it should be. The style of the basin and lavatory suggests they were probably quite recently fitted. The bath, while traditional, also has a convenient electric shower fitted above it, so although sounding simple, the room wants for nothing. A frosted window allows ample light in and keeps prying eyes out....however, it's not that kind of area!
Adjacent to here is the first of the double bedrooms. Here, the bed is complemented by space for an impressive storage solution in the form of two large wardrobes connected by a central bank of drawers, the top of which forms a vanity unit. This, along with the bedside cabinet and additional chest of drawers, should satisfy even the most fashion conscious of clothes collectors.

And finally, overlooking the front of the home, we come to the principal bedroom. As you would expect, this is larger than its counterpart, easily accommodating a similarly large wardrobe/dressing table combo and having further storage available in what I took to be a fitted wardrobe but was in fact, the airing cupboard and linen store. The main difference between these two double rooms is in the available floor space.

All in all this is the answer to some lucky first-time buyer's dream. It is in the sort of condition that you would expect to achieve after months of living under a coating of brick dust and watching in dismay as your savings evaporate with the costs of what you hoped would be a 'bit of a tidy up'. Here, everything is done for you so all you need to do is unpack. Should you have young children, the reassurance of having so well regarded a school so close is a very real bonus and, being on the main route between Deeside and Wrexham means commuting is as simple as it will ever get.......give us a call, it's a must see!
