DESCRIPTION
Marton House sits in an elevated position at the western edge of Long Marton village and is approached along a private gated driveway leading to a traditional gravel carriage sweep and portico. The house is a beautiful example of a Georgian manor house with well-proportioned south facing principal rooms retaining many attractive period and architectural features.

The house lies within extensive, mature and well screened landscaped gardens including a small lake beyond which lies the farmland which includes gently undulating grass and arable land forming a small estate.

In all, the estate extends to approximately 74 acres but is offered for sale as a whole or in lots to accommodate individual requirements.

In addition to the principal house, there is an adjoining former coach house with a further three-bedrooms, plus a connecting two-bedroom cottage providing opportunities to generate income from holiday lets or use as offices/additional accommodation or by family members.

MARTON HOUSE
Marton House is an attractive Georgian manor house built of local red sandstone under a slate roof with a handsome entrance portico. The house was built by the renowned north east architect Ignatius Bonomi in the early 1800s. Although the property is not listed, many period features have been retained enhancing what is a well-proportioned family house. Internally the total accommodation, including cottage and coach house, extends to over 9,000 sq ft as shown on the floorplan.

The principal accommodation is arranged over two floors. The ground floor includes: reception hall, entered via the portico with period fanlight, leading into the drawing room, sitting room, library, dining kitchen, orangery with french doors, two pantries, office, downstairs WC and cellars. Two staircases lead to the first floor which comprises five double bedrooms, four of which have en-suite bathrooms plus a three piece family bathroom suite. Adjoining the principal accommodation via an interconnecting door are a three bedroom coach house and two bedroom cottage.

COTTAGE & COACH HOUSE
Marton House adjoins the Coach House and Cottage via interconnecting doors. The Coach House consists of three double bedrooms (one en-suite), a spacious and impressive double height living room and two further rooms. The self-contained cottage is arranged over a single floor and consists of two bedrooms, kitchen and dining room and a sitting room. Both properties have external doors away to the east, which can provide discreet access away from the main property.

GARDENS & GROUNDS
The southern elevation of the property has a gravel area and carriage sweep, which surrounds a significant lawn area, with a bank of mature trees that shelter and frame the property. The grounds include wonderful specimen trees, walled and terraced areas as well as a restored pond area and folly, bound by substantial sandstone walls. To the east and south the property opens onto the farmland providing uninterrupted views of the Pennines.

GARAGING & OUTBUILDINGS
Beneath the cottage there are four garages and the former tack room, with a substantial area of hard standing. Adjoining this area is a folly and ornamental pond leading down to a large pond with a small island. A separate gardener’s shed and a further small shed are nearby.

LAND & BUILDING
Beyond the core estate grounds, the land is divided into three main blocks of productive arable and grassland and totalling 67.01 acres, mainly formed of Grade 3 soils, typical to the area.

Lot 1 includes a large agricultural barn and grass paddock which together total 11.29 acres, perfectly suited to equestrian or amenity uses in connection with the residential properties.

Lot 1b sits immediately adjacent to Lot 1, and adds a further 29.53 acres of arable and grassland, which with the core of Lot 1 and the estate grounds extends in all to 47.62 acres. Lots 1b and 2 are divided by and access from a private track leading south, therefore can be owned and farmed separately from the core estate. These parcels are bound by open countryside along the northern, eastern and southern boundaries.

Lot 2 extends to 21.57 acres of arable and grassland and includes about 1 acre of woodland coppice with the remainder divided into 2 parcels, bound by hedgerows.

Lot 3 is the southernmost block and sits off lying from the remaining land, this is well suited for use as a pony paddock or amenity land and extends to 4.62 acres in total.
