Description

Dating back to around 1840, Beech House is a classically beautiful, detached, Grade II listed village property, overlooking the duck pond in the centre of the very popular village of Urchfont. Beautifully updated and modernised by the current owners, the property offers light and flexible accommodation. Possibly the prettiest house in the prettiest village in Wiltshire.
The property has been sympathetically updated and improved by the current owners including rewiring and replumbing - new radiators and bathrooms, a new kitchen, some new windows and a full relandscape carried out in the gardens putting in a large pond and water feature. The separate barn was subject to a complete rebuild in 2019 and has been built to the latest standards. Both the house and barn have water softeners. The property offers very flexible accommodation and entertaining space and is immaculately presented.
The modern kitchen has many spacious units, an Everhot range cooker, breakfast seating, large American-style fridge/freezer and expansive work surface area. This leads through to a large entertaining space with log burner at one end – currently set up as a dining room, this could also be a lovely drawing room. Off this room, to the right is a garden sitting room which could also be a dining area. There is access from here to a downstairs shower room and utility room.
To the front of the property is the central front door and entrance hall with stairs leading up to the bedrooms and down to a converted cellar, currently a tv/office room but could also be a great den/bedroom for a teenager. Either side of the entrance hall there are two sitting rooms both with log burners. One is currently a tv room, the other a more formal sitting room and both provide further entertaining or family spaces. Both rooms overlook the High Street and duck pond.
On the first floor are the bedrooms set around the spacious landing area. All three bedrooms are very light, spacious double rooms and the principal of the three has a dressing area with fitted wardrobes and a large, modern, ensuite bathroom.
The separate barn offers further accommodation with a double bedroom and ensuite shower room for guests or teenagers. There is a further room, currently used for a hot tub but which could be used as a hobby room, workshop or further sitting room. At the southern end is the garage with double doors accessed from the drive.
The gardens have been beautifully landscaped and includes terrace area, lawns with mature trees, further decked seating area and large ornamental pond. The gardens are private and enjoy good sunshine throughout the day.

Location:
Urchfont is a sought after village located at the end of the Pewsey Vale. Just over five miles from the market town of Devizes there is a thriving community shop and post office, a popular pub. There is strong sense of community with a wide variety of local clubs and activities; the annual scarecrow festival is a local highlight.

Devizes has a wide range of supermarkets and independent shops, restaurants and cafes and there is a thriving weekly produce and antiques market. The town has a cinema (reopening in 2024/25), sports centres and gyms, museum and theatre.

As well as the village primary school there are several excellent local schools in both the state and private sector including Lavington, Dauntsey's, St Mary's and St Margaret's Calne and Marlborough.

Communications are very good with Bath, Bristol and Salisbury all within an hour, London Paddington just over an hour by train from Chippenham or Pewsey (half an hour), and the M4 and M3 easily accessible.

Directions:
From Devizes, skirt The Green and take the A342 Nursteed Road in the direction of Andover. Continue along this road until you get the sign for Urchfont on the right hand side. Turn here and head into the village. At the small triangle junction by the left hand corner, turn right into the village and just a few hundred yards on, the house will be found on the left, opposite the pond.

About Winkworth, Marlborough

97 High Street, Marlborough, Wiltshire, SN8 1HD
Award Winning Estate Agents in Marlborough
The Winkworth office in Marlborough is buzzing!

The award winning team in Marlborough love property, and dealing with people. Our office won 'Marlborough's Best Estate Agents' in the British Property Awards.

We pride ourselves on our "customer care", the importance we give to our vendors' requirements and understanding their plans and timing, coupled with the knowledge of what the buyer wants and needs and making sure we marry both together.

The demand for property in and around Marlborough is always strong as families grow, people change jobs and children move schools; others looking to downsize or retire, from City to Country, town to village.

At Winkworth, we love what we do

We pride ourselves on matching the right people with the right homes. We take the time to see the little things that other agents might miss. We have local knowledge, and where others see clients, we see people; where others see houses, we see homes.

  • We have a passion for the job and an honest, straight forward attitude that makes us the first port-of-call.

  • We offer a trusted perspective on what a property is worth, not an inflated asking price to win an instruction.

  • We look after the little details that make every home different. We listen to what people really want, so no one's time is wasted.

  • We act in a way that demonstrates to our customers how and why we see things differently, so that they can see things differently too.

What we do

Residential Sales

We have been helping people sell their homes since 1835. This is the foundation on which our business is built. Starting from a single office in Mayfair, our network has grown to just shy of 100 offices across England. The thing that sets Winkworth apart from other estate agencies is the people who run our offices. Our directors own their businesses; they are local folk who, quite simply, love their patches and know them inside out. And then there are the mechanics of the Winkworth network; our offices work together, systematically sharing properties and buyers, and matching them up wherever they may be in the country, or the world. Our way of doing things just works. It's all in the detail; from the unique approach we take to marketing each property, to the care and attention we give to buyers and sellers alike.

Letting Property

Letting property has been a core element of our business since we opened our doors in 1835 - we understand the complexities. Every landlord and every property is different, so we'll tailor our proposal to you. You want to be kept in the loop at every stage? We hear you.

Property Management

Prefer to avoid getting involved in the day-to-day management of the property? Leave it to us.The size of our network and the collaborative way in which offices share property and client details, means we are able to tap into an incredibly wide and captive audience.

New Homes

New homes are a specialist area and one that is very different to the residential resale market. There are some real benefits to buying a new home, not least, everything is done for you and you can just move in and start enjoying your home, without a long list of jobs to do. New homes can be bought once built, but very often sales are done off-plan. This gives you time to prepare your finances and often means you can have a say in the fixtures and fittings and how the property is decorated.
