Description
The Development
Built as a series of five terraced ‘unboxed homes’, the row of accommodation was developed as custom-builds in the heart of Peckham’s bustling core, on an otherwise unused site adjoining the elevated railway line. The development has been revered for its notable environmental considerations – an MVHR system and triple-glazed windows, and flexible design; it accommodates both houses and apartments. It won the 2021 Build-it Custom Build Award, and received silver in the 2021 London Design Awards.
The Tour
Entry is through a secure, coded gate. From the front door is a bright and airy living room, where the full vertical dynamism of the house is immediately apparent. A large living area is bathed in light from a bank of south-facing windows, and there is deep storage that extends beneath the entirety of the space. There is also a handy ground floor WC.
Oak steps descend into a dine-in kitchen with double doors that open to a small courtyard, ensuring plenty of light at the lower level. An induction hob and integrated appliances such as a dishwasher and fridge-freezer have been discreetly accommodated in sleek blackened cabinetry.
On the first floor is a second open-plan living area, which is presently used as an office; its arrangement ensures that the natural light is taken full advantage of. Tucked in a corner here, neat catamaran hammock netting is suspended and reinforced between two floors - the perfect play den for little adventurers or older persons looking to retire with a book.
Beyond are two double bedrooms and a bathroom. The larger of the bedrooms overlooks the tree-lined street.
The main suite is on the second floor; its simple profile allows the building's bones to sing. It has an en suite bathroom along with a shower with terrazzo-inspired tiles and a bespoke-built vanity. There is also a window, which frames an atmospheric view of the trains passing by.
Outside Space
As well as a courtyard patio directly off the kitchen, the house also has a private terrace on the first floor. It is decked underfoot and has plenty of space for sitting without being overlooked. A south-facing orientation ensures long hours of daylight in the warmer months.
The Area
Blenheim Grove is extremely well-placed to explore Peckham. At the end of the street is a cluster of local haunts including Levan (a natural wine bar serving up small plates), Dovetail Bakery and the Brick Brewery Taproom. Blenheim Grove adjoins the popular Bellenden Road, which has a number of brilliant places to eat and shop including Artusi and The Begging Bowl; it is also the setting of the much-loved Review Bookshop.
A few minutes away are the much-loved rooftop bar Frank's Cafe (which is open throughout the warmer months), Copeland Yard & Bussey Building and Peckham Levels. The southern end of Rye Lane is home to excellent restaurants and pubs including Mr Bao, Bánh Bánh and Nola, as well as The White Horse and Levan. Market, at the end of Blenheim Grove, houses workspaces, Tonkotsu and rooftop views from Forza wine.
Bold Tendencies is a not-for-profit arts organisation which runs an experimental programme just off Rye Lane, while Hannah Barry is an established commercial gallery with exhibitions of contemporary artists throughout the year; both are around five minutes’ walk away.
Peckham Pulse Leisure Centre is a 12-minute walk away; other local gyms and fitness studios include Yogarise, Milo and the Bull, and Crank. The Stirling Award-winning Peckham Library, and the newly opened Mountview Drama, are also nearby
Camberwell is around a 15-minute walk away; en route are Cafe Mondo, Toad Bakery and the South London Gallery, with its year-round programme of exhibitions and events.
The popular expanse of Peckham Rye Park and Common - home to the Sexby Garden, Peckham Bowls, sports pitches, and The Round Café - is a half-mile stroll down Rye Lane. Camberwell Cemetery and Dulwich Park are within easy reach, and nearby Dulwich Leisure Centre has a public swimming pool and gym. Nunhead Cemetery is a beautiful woodland oasis with wonderful views across the city skyline.
Peckham Rye is the closest station, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. There are also services to London Bridge in seven minutes, Blackfriars in 11 minutes and Victoria in 13 minutes. Nearby Denmark Hill station has non-stop services to Victoria and Elephant and Castle in less than 10 minutes. There are several bus routes with stops close to the house.
