Description

This three-bedroom house is part of Fairacre - a small and well-maintained mid-century development designed by Co-Partnership Architects. Tucked away in a quiet cul-de-sac just a few minutes from New Malden Station, the estate comprises a mix of family houses and flats, arranged around landscaped communal grounds.

The house has been thoughtfully updated by its current owners and is arranged around a private internal courtyard, with full-height glazing that brings in natural light and creates a strong connection between inside and out.

You enter into a hallway, with a utility room to the right. Beyond is the main living space - a bright, open-plan room where large windows open directly onto the central courtyard. To the right, a modern kitchen is fitted with streamlined units and integrated appliances.

A glass-roofed conservatory, currently used as a dining room, adds another light-filled living space with views onto the garden.

Also on the ground floor are two bedrooms. One, which opens directly onto the courtyard garden, is served by a separate shower room lit from above by a roof light. The other has its own ensuite bathroom and has been temporarily divided into two spaces - one used as a child's nursery, the other as a home office. This partition can easily be removed to return the room to its original layout.

The entire upper floor is dedicated to the main bedroom suite. It includes a large, modern bathroom with a shower, a separate walk-in wardrobe, and access to a private rooftop terrace.

The current owners have carried out a number of thoughtful upgrades in recent years. These include new windows, improved roof and wall insulation where possible, and a newly replaced roof over the main bedroom. Both ensuite bathrooms were fully refurbished around four years ago with high-quality fittings, and the courtyard garden was redesigned with the help of a landscape architect to create a private, low-maintenance outdoor space.

There is plenty of storage throughout the house, including a built-in shed at the end of the courtyard garden.

The house also comes with its own garage, located on the estate.

This is a well-planned, light-filled home in a quiet and well-kept setting, just moments from transport links and local amenities.

AREA
Fairacre is a quiet, leafy estate tucked into a green, family-friendly corner of southwest London, conveniently located five minutes walk from New Malden train station.

New Malden itself has a unique identity, home to the largest Korean population in Europe. Alongside independent cafés and old-school bakeries, the high street is full of Korean and East Asian restaurants, supermarkets and tea shops. Highlights include the all-you-can-eat K-Town barbecue, HMart supermarket, and bubble tea from CHiCha. Local amenities are walkable within 10 minutes, including a large Waitrose and a late-opening M&S.

Kingston is a couple of stops on the train and has a lively town centre with a theatre, museum, and riverside walks. Richmond Park is a short ride away via Kingston Gate, with other local green spaces including Beverly Park, Berrylands Nature Reserve and Wimbledon Common.

TRANSPORT
Trains to Waterloo run six times an hour and take around 25 minutes. There's also a designated cycle route via Wimbledon and Tooting to Clapham, and the nearby A3 gives easy access to Surrey and beyond.

SCHOOLS
New Malden offers a strong selection of local schools, making it a popular choice for families. Nearby primary options include Christ Church New Malden CofE Primary School and Corpus Christi Catholic Primary School, both rated Good by Ofsted. For secondary education, Coombe Girls' School stands out with its Good rating, while The Holy Cross School, a Catholic girls' secondary and sixth form, is also rated Good.

Furthermore, the proximity of Kingston University provides access to higher education, supporting a full continuum of learning from early years through to university level. This wide range of educational options adds to New Malden's appeal as a family-oriented community.

HISTORY
Fairacre was designed by Architects' Co-Partnership (ACP), a group formed in 1939 by alumni of the Architectural Association. The practice was known for its modern, socially conscious designs that balanced functionality with aesthetic appeal. ACP's work included a range of projects, from educational buildings to housing schemes. In the 1960s, they developed Fairacre as part of a Ministry of Housing-sponsored, non-profit initiative promoting co-ownership. The scheme's modern architecture was designed for comfortable, practical living, with a focus on community.

WHAT THE OWNERS SAY
"We love how much useful space is packed into a relatively small footprint - ensuites, utility room, courtyard garden, shed, garage, office. The house is filled with light, feels private and cosy, and it's incredibly easy to get into London or out to the countryside."
