Lamb Cottage is found approximately 1 mile from the centre of Dedham and has excellent access to the A12 and the Birchwood Farm Shop. Dedham itself has good local facilities with a primary school, public houses/restaurants including Milsoms, various shops including a Co-Op, pharmacy and excellent family butchers.

The area is renowned for its countryside walks through Constable country along the River Stour that flows through the Dedham Vale, an Area of Outstanding Natural Beauty.

Colchester offers all the facilities of a recently appointed city with wider shopping, recreational and educational facilities through to university stage. The A12 links the A14 in Suffolk through to the M25, with links feeding off to Stansted Airport and down to the coast.

For the commuter, Colchester and Manningtree have mainline railway stations for services to London's Liverpool Street with most journeys under the hour.
