• Ground floor Bedroom with En Suite Shower

• Substantial Utility Room, WC and Office/Bedroom 4

• Double Garage and Store

THE ACCOMMODATION is flexible in its arrangement; whilst it has been designed to provide homogenous living for one family, the south wing could be used as a self-contained annex.

THE GARDENS are a particular attraction and have been landscaped to take full advantage of the topography of the site, set into the south-facing slope of a valley. The sunken garden is accessed directly from the kitchen/family room and is paved with inset perennial beds, a water feature and attractive stone retaining walls. Steps lead up to the raised garden, accessed from the sitting room via the roof terrace which is neatly lawned with bordering cottage garden beds and delightful views to the south.

SEDGEFORD is a small conservation village standing just inland from the north Norfolk coast five miles from the seaside town of Hunstanton and only nine miles from Burnham Market. It is a rural village with a public house selling good, locally-sourced fare and a particularly fine Saxon church.
The village is surrounded by gently undulating farmland and is located within an easy drive of the medieval market town and Hanseatic port of King’s Lynn (15 miles) from where there is a mainline rail service to London King’s Cross (97 minutes) via Cambridge.
There are many attractions in the immediate vicinity, such as the Royal Estate of Sandringham (through which one passes on the way to King’s Lynn), as well as mile upon mile of sandy beaches, creeks and marshes stretching along the north Norfolk coast from Old Hunstanton to Blakeney. There are RSPB reserves, links golf courses and a good number of excellent pubs and restaurants to sample.
