Description

Tywardreath is an extremely popular and sought after village with good local facilities. The village has its own primary school, butchers, hairdresser and local public house. The larger village of Par which is within one mile boasts a wider range of shops and facilities including chemist, two local supermarkets, cafes and a main line railway station. Par also has a sandy bathing beach and sports field with running track. The large town of St Austell is a drive of about four miles west and the picturesque harbourside town of Fowey is about three miles east.

Approached by a driveway offering parking for two cars. The front garden is mostly laid to lawn with attractive borders, a mature tree and a profusion of plants and shrubs. A roller door opens to reveal a single garage with a window to the rear. The garage has lighting and power and space for a tumble dryer.

The bungalow has a traditional layout entered via an entrance porch offering space for shoe and coat storage, with a door opening to the main lounge. The main lounge has two windows to the front elevation overlooking the garden and is a generous reception room. Freestanding feature fireplace with electric flame effect fire and additional space for freestanding furniture and bookcases. A timber door with obscured glass inserts opens to an internal lobby which has two doors opening to the airing cupboard and coat storage cupboard doors opening to the kitchen, bathroom, bedrooms and dining room.

The kitchen is fitted with modern units with worksurfaces and has a useful door offering side access and a window to the side elevation. Space for washing machine, built in electric oven and grill, four ring gas hob, stainless steel sink and drainer with mixer tap. Space for fridge, tiled splashbacks, matching wall mounted storage units.

The bathroom has an obscured window to the side elevation and is fitted with a white suite with low-level WC, pedestal wash basin, panel bath, wall mounted mains shower and tiling to splashback areas. Wall mounted heated towel rail.

Bedroom three is a generous single with a window to the side overlooking part of the garden. Bedroom one is a generous double bedroom with a window to the rear elevation overlooking the garden. Space for wardrobes, freestanding storage furniture and a king or super king size bed. Bedroom two is currently used as a dining room with French doors opening through to the conservatory.

The conservatory has double glazed windows set on a dwarf wall with French doors opening to the rear garden, making for a very pleasant winter reception room.

The rear garden is enclosed by walls and fencing and enjoys a southerly aspect benefiting from sunshine throughout the day and into the evening. Raised bed for 'growing your own' produce and herbs. A timber gate opens to provide side access back to the driveway. There is a freestanding storage unit in the bottom right hand corner and borders containing a selection of plants and shrubs. A pathway leads around the rear of the conservatory and offers side access to the front of the bungalow.
