The woodland is located to the northern edge of Kingsteignton, at Sandygate. It is situated near the slip road off the A380 at Stony Copse and the woodland is between the A380 and the B3195. Kingsteignton is a popular town in south Devon which has easy access to Exeter and Torbay via the A380.

The land is an attractive and mature woodland with native species on a site that has been used for quarrying in the past and in recent years has been left as a naturalised woodland. The land was originally acquired by Devon County Council for the Kingsteignton By Pass Scheme constructed in the 1970s. The area of land for sale comprises two areas of land shown edged red on the plan. The main area measures 4.21 acres (1.70ha) and the smaller area to the south measures 0.202acres (0.082ha).
