Description

Summary:
Bryan Bishop and Partners are delighted to bring to the market this exceptional and Chain Free five bedroom, three bathroom, double fronted family home in the beautiful surroundings of Tewin Wood. Equipped with underfloor heating throughout and located in the midst of the stunning Hertfordshire countryside, yet within a few minutes of the centre of the ever popular village of Tewin, this outstanding house was the subject of a complete redesign and rebuild in 2004, and is set within generous grounds on one of the finest residential roads in the county. Without doubt this is a substantial house, but the architect has achieved a wonderful balance of room size and proportion within a very appealing exterior that sits extremely comfortably within its delightful natural woodland setting.

Accommodation:
The impressive solid wood front door, set within a tiled roof porch supported by wooden beams, welcomes you into a spacious entrance hall, nicely square in shape, that is abundantly lit by two front facing windows and the window above the stairwell. The centrepiece to the hall is a superb solid wood staircase that turns elegantly as it climbs to the upper floor, celebrating the craftsman's skill with shaped handrails, turned spindles and finial topped, shaped newel posts. From the centrally positioned entrance hall doors lead off into the study/office, family room, kitchen/dining room, large cloakroom and conveniently located guest W.C.

The cloakroom is an ingenious idea, and in an ideal position to perform its function. The room is a good size, and is more than capable of multi-tasking should your study/office needs not be of a grand scale, comfortably accepting a desk and casual seating if required. It enjoys plenty of natural daylight through the two windows that look directly out into the garden room.

Occupying the front corner of the house is the office, another room with a well balanced size and shape making it eminently usable for any number of purposes you may wish it to fulfil. It is certainly spacious enough for a comprehensive work from home facility, and with windows to two separate aspects, is a welcoming place to spend your work day, offering sufficient privacy but staying readily connected to the rest of the house. The location and size of the room would also make it a suitable formal dining room if needed, easily accommodating a substantial dining suite.

Across the hallway on the other side of the front of the house is the lovely family room. The large front facing window keeps the room light and bright, and the double doors opening through into the kitchen/dining room ensure an uninterrupted flow between the spaces, making it great for everyday family life as well as a real boon when entertaining guests.

The adjacent kitchen/dining room is quite superb, and is ideally placed to link from the entrance hall to the garden room. To the rear is the working kitchen area which is fitted with a substantial array of wall and floor mounted cupboards ensuring more than ample storage capacity, as well as encompassing a full complement of premium branded appliances, as you would expect in a house of this size and quality. The balance of the room, towards the double doors leading into the family room, is left as open floor space and is perfect for a large dining table and chairs, along with other occasional furniture. Leading directly from the kitchen is a perfectly placed utility/laundry room, which also has a door out into the rear garden and a very useful entrance directly into the rear of the double garage.

The central part of the rear of the property is taken up by the garden room, an absolute triumph of
design that starts within the walls of the living room and family room and extends out into the garden in an absolute cathedral of glass. Extending to nearly twenty feet in length and over fifteen feet in width endows the room with a remarkable flexibility and adaptability, as well as making it readily capable to perform multiple functions at the same time. However you choose to furnish and use the room, just imagine the joy of an evening here with the lights sparkling under this stunning atrium, an event your guests will never forget.

Beyond the garden room is the lovely living room. Two large side windows, and a fully glazed rear wall incorporating pretty French doors opening into the garden, ensure the light floods in to the room throughout the day, further enhanced by the fully illuminated garden room next door. This is another nicely proportioned room, with ample floor space for any number of furnishing layouts you may desire, and a stylish fireplace as an attractive, and warming, central focal point.

Upstairs there are five bedrooms, all of which can be considered spacious doubles in size, and a family bathroom with separate bath and shower. One of the bedrooms has its own en suite shower room, whilst the main bedroom suite boasts a walk-in dressing area as well as a spacious en suite bathroom with separate bath and shower.

Exterior:
This is an extremely attractive property with a clever design and carefully selected building materials that blend it effortlessly into the wonderful wooded environment it occupies. it is set well back from the quiet road, surrounded by other similarly substantial houses on generous plots. The front is blessed with nice areas of lawn either side of the block paved driveway, interspersed with mature bushes, shrubs and specimen trees. The driveway enters through the double gates and opens out into a large parking area as it approaches the integral double garage, before sweeping across in front of the family room and providing further parking beyond the front entrance. The rear garden is a super piece of Hertfordshire countryside all to yourself. A substantial paved patio extends the full width of the house, with multiple access points from the house via the utility/laundry room, garden room and living room, presenting what are effectively sheltered courtyards either side of the garden room. The rest of the garden, which is ideal for children and pets, being fully enclosed and secure, enjoys a wonderful natural environment with some lovely flower borders, substantial mature hedges, and of course the glorious trees that gave Tewin Woods its name. What a fabulous place to spend time relaxing and enjoying the open space, whether it be with your immediate family or when entertaining guests.

Location:
The attractive village of Tewin, arranged around two village greens and nestled between Welwyn Garden City and Hertford, is a highly desirable and sought-after residential area. The property is located in the very centre of the village, which provides excellent local amenities including a community-owned village store/cafe/post office, two pubs, an historic parish church and a thriving primary school. The latter has a swimming pool, which is open to families during the summer holidays. The Memorial Hall hosts many community and social activities and other events. Sports are catered for by popular cricket, tennis and bowls clubs. Nearby Tewinbury Farm boasts hotel accommodation, dining and entertainments. The nearest railway station is Welwyn North, less than 2 miles away, which provides fast regular services to London King's Cross in just 20 minutes. Access to the A1(M) J6 is only 3 miles away. Bryan Bishop and Partners

doesn’t change but continues...

By Martin Bishop FNAEA

After 40 years at Bryan Bishop and Partners and 30 of those at the helm dealing with some of the finest properties in the area, there comes a time when one needs to look to the future. I still love the job I do but felt it was time to make some changes and search for a younger person to assist me in moving the company forward.

I interviewed several people without success and then, as if by fate, I was introduced to someone who I thought would be an excellent addition to Bryan Bishops. His name is Ben Shaw. Ben lives in Tewin with his wife Lauren and two young children and had worked in estate agency for 14 years. We got on immediately and he joined me as a partner of the business in November 2021. Over the last eight months Ben has proved to be an invaluable asset, he has a very professional and likeable manner and has a proven track record dealing with the upper end of the market. He has brought new ideas to the business and has already built up an impressive list of clients in and around the Welwyn area.

Estate agency is a very competitive business but I am completely at ease knowing I have someone I can trust to uphold the traditional values and approach that were taught to me by my father, Bryan, who started the business over 50 years ago.

Ben is 34 years old but has a maturity of someone much older, he has the advantage of youth and a work ethic only derived from being being passionate about the job he does.
