The site is well related and adjacent to the settlement of School Aycliffe. The settlement is not defined by Development Limits within Local Plan Policy H2 and therefore is considered ‘countryside’. The land has not previously been considered for residential development; however, the adjacent land was subject to a positive assessment in the HELAA 2017 and subsequently approved for the development of 101no. dwellings. Further assessment is required to determine if the land is developable in the short term in accordance with the Darlington Borough Council Local Plan. The Council have now opened their call for sites for allocation through the local plan.
The site would be subject to an on-site affordable housing requirement of 20% of the total number of units developed, as outlined in Policy H5 of the Local Plan. This requirement is split 50% affordable rent and 50% affordable home ownership. It is recommended that any bidders refer to local planning policy.
