This farm with fertile land and lot's of water from the 3 wells (one of them is connected to a water mine), is in our opinion ideal for those looking at growing their own food in a self sufficient way, with the added potential to convert the loft (which has good height) or barn into a guesthousethere's also a little triangular plot with a vineyard which is part of the propertythe house living quarters are all on the same floor, 2 bedrooms, bathroom, dining room, large kitchen and cosy open fire room which was used back in the day to spend the cold winter evenings.

The property it's connected to electric and mains water, the loft has potential for further conversion with independent access (although there's also an internal connection to it).
There's lots of covered space for parking, an old Stone Barn and a basement wine cellar.
The views from the patio outside the property are very pleasant with no eye sore electric pylons and there's a little creek that runs at the end of the farm behind the blackcurrant brambles.

Amenities are at less than 5 min drive in the towns of Avelar and Maçãs de Dona Maria
Lisbon Airport is at 90 min drive and part of the motorway is now toll free (A13 & A23)
Coimbra is at 30 min drive on the toll free A13
