Description

Rowan Tree Cottage is one of a terrace of 5 modern cottages that were built in the early 1990s on the site of the former Falcon Inn, retaining the original flint wall to the front, in the Meon Valley village of Soberton opposite the village War Memorial and within walking distance of the River Meon, one of Hampshire's three well known chalk streams, countryside walks, and a choice of excellent village pubs. The cities of Winchester, Southampton and Portsmouth and road, rail, and air links to all parts of the UK are all within 30 minutes drive. Access to the South Downs Way, the disused railway line, famous for transporting Charles de Gaulle during the planning for the D Day landings, for walking, cycling and horse riding are all close by. For boaters there are marinas in Gosport and Hamble and for other water sports there are beaches at Hill Head and Lee on the Solent.

This home was extended in 2019 to provide two additional bedrooms with double glazed dormer windows to the front and rear within the roof space approached over a full size staircase as a continuation of the original. There is further potential to install another bathroom or convert both rooms into a full width studio/study subject to the usual consents. In 2023 all the original windows were replaced with UPVC frames and energy efficient double glazing.

Soberton is one of several villages that include Droxford, Meonstoke, Exton and West Meon along the course of the River Meon where there is trout fishing subject to the acquisition of a permit. There is an infant school in Meonstoke, a primary school in Droxford and secondary schools in Winchester and Swanmore. The village has a very active community with a number of clubs and societies that welcome new residents and a very popular pub,The White Lion. Soberton Towers, a private school before World War II, was commandeered by the Royal Navy as a billet for WRENS being trained as telegraphers before being deployed to Y stations around the country intercepting German communications and instrumental in cracking the Enigma Code at Bletchley Park.
