Located in the popular Village of Leeswood is this fabulous starter home, retirement home, bachelor/spinster pad or even a fabulous rental that generates a fair income for any entrepreneurial investor.....it's basically suitable for anyone wanting a well-priced home, is what I'm trying to say.
Sat up a quiet street that's off the main drag through Leeswood, it's in a ideal position for dog walking, access to the local pub, school, shops, take-aways and then if you need to go further, there's a bus service and if you drive, great access to Mold, Wrexham and Broughton shopping retail park.
It's larger than your average house in the street Booboo (for the older generation that), purely because it sits above the passageway that provides access to the rear garden, so you're already on a winner, if you compare it to others available in the street for the same money!!
Stepping through the front door, an open staircase greets us leading to the first floor accommodation....obviously :)
The first thing I noticed as I walked in was the high quality wood effect floor that runs the full length of the home. A brick fireplace with a fantastic solid wood inset mantal and decorative brick and wooden shelves on either side of it, sits prominently on the central wall. This houses a weapons grade log burner, large enough to probably heat the whole street. This will provide a nice ambient flicker when you snuggle down to watch a film on a cold winters night, and be rest assured, you won't be cold! Plenty of spot lights keep it well lit, as does the window overlooking the front aspect.
A square arch (if there is such a thing) opens to reveal a separate and very useful dining area beyond the lounge. Large enough to host a decent sized dining table, so if you like entertaining, then there's another box you can tick off your check list. Another window looks out over the rear garden and again, lets plenty of light in. One thing this home isn't, and that's dark!
A glass panelled door opens into the galley kitchen. With worksurfaces that cover two walls, this kitchen is practical, offering space to prepare food and house the 21st century gadgets that we've become so used too. Stylish cupboards adorn the floor and walls providing a place for all we need to store in a kitchen cupboard, there's a void for a washing machine and an integrated fridge / freezer. At the far end is a window offering views over the rear garden, with a glass panelled door at the other end letting us go outside.
If we step outside, there's a concrete area, ideal for storing your bins, with the whole garden bordered by a pretty new looking fence, to help keep it nice and private. A gate keeps it safe and secure, and gives you access to the front, via a path that leads under your home. The garden is nice and private, and if you visit it on a day as warm as when I was there, it offers a great place to catch the sun. Perfect for BBQ's, sunbathing, chilling with a nice drink with some friends or family or just on your own, it's you're book, you write the content!
Back inside and up the stairs, we come to a small landing with doors leading off to all of the rooms.
There's a handy separate toilet with sink and chromed heated towel rail! I say handy, because if one is sitting in the bath and the only toilet is in the bathroom, then it can cause a problem.....but not here, separate means you can soak as long as you like, interruptions free from desperate people requiring the loo.
The bathroom offers everything that you'll need to keep clean, plus it's modern and contemporary, so won't need replacing for some time to come. There's a bath with shower attachment over it, a glass screen protector, another chrome heated towel rail to keep your towel nice and toasty and then the vanity sink unit with storage below. A large frosted window helps keep the room nice and bright and also stops prying eyes from looking in.....it's not that kind of area, don't worry!
The main bedroom is a very generous size, carpeted with a radiator to keep it warm. A window keeps it nice and light and offers pretty decent views over the village and fields.
The second bedroom is smaller, as you'd expect, but still provides space for a bed and other pieces of furniture, with a window looking out over the rear garden. Cosy and practical is an understatement.
