Description
Description
Coln Waters is part of the Cotswold Waters by Yoo development between the small market towns of Lechlade and Fairford, set within 110 acres including four unspoilt freshwater lakes, ancient woodland and beautiful meadows. ‘Lago’ is a detached contemporary home enjoying a secluded position on Longdoles Lake and built partly over the water to provide magnificent, far-reaching views, with terraces to the rear and on the roof providing ample space for outdoor entertaining in the warmer months. As a second home, the house is ideal for big family gatherings, with five good-size bedrooms, sizeable entertaining spaces and plenty to see and do on site. A particular highlight is the children’s bunk room: one of the bedrooms has been fitted with four built-in bunk beds and storage, providing a fabulous space for sleepovers. The internal décor is presented to an exacting standard and features a variety of premium additions, from Gaggenau appliances in the ultra-modern kitchen, to acoustic wallcoverings and Cole & Son gilt ‘Woods and Pears’ wallpaper, electric blinds and beautifully designed bathrooms with Hansgrohe sanitaryware. There is zoned underfloor heating throughout the house.
The substantial home offers more than 4300 sq ft of space over three floors, with a wonderfully open and flowing layout suffused with natural light. An entrance hall with coats storage, a WC and pantry leads to a large sitting room at the front of the house and, to the rear, an open plan kitchen/dining/sitting room which overlooks the lake. The space is arranged into several living areas, with an office space, seating area, dining area and the kitchen. A separate utility room provides space for laundry machines and additional storage. Upstairs the principal bedroom is very large with its own seating area, two dressing areas and a stunning en suite bathroom with freestanding ‘Axor’ bath, plus access to a balcony overlooking the water.
The four remaining bedrooms are all double size with lovely views either over the lake to the rear or the attractive grounds to the front, and there are two additional family bath and shower rooms.
Outside
The house has two allocated spaces and is accessed via a wooden bridge over a small stream. Mature trees around the plot make it feel exceptionally private. To the rear there is a large terrace over the water providing space for outdoor living and dining, and a further balcony on the first floor accessible from three bedrooms. The roof terrace is a fantastic space with unparalleled views.
The secure estate has a number of amenities on site available for residents use, including The Orchard Spa with a 17-metre heated pool, sauna, steam room and gym; a relaxed restaurant and bar; and kids clubs and activities.
