SITUATION & DESCRIPTION
Basket Lodge is a detached house. The original part of the property is believed to have been constructed around 1830 for Sir R Newman and it is presumed to be contemporary with Mamhead House to which it formed the lodge. Grade II listed, the front elevation features unusual cast plasterwork imitating woven basketwork and has a tiled roof and is gabled at the ends. There are also some interesting carved brackets in the gable. As an extension to the older part of the property is a chalet bungalow around half a century old and which features a very large living room looking straight out onto the garden and 2 downstairs bedrooms, one en suite. The whole property has 4 bedrooms.
Outside is a beautiful, level and large south facing garden with views across the surrounding countryside. Partly laid to lawn with fishpond and a large variety of colourful flowers and shrubs, the main garden leads into a lovely, productive kitchen garden. Of particular note is the very long workshed (around 37 feet long). There is a shared driveway to the property.
Partly constructed of cob, one of the gable end walls in Basket Lodge has collapsed and been replaced with a temporary, insulated stud wall supported by scaffolding. It should be noted that some of the windows in the property do not have listed building consent. The rest of the house is offered in reasonable decorative order and has two modern bathrooms and a modern kitchen.
Basket Lodge is the name of the tiny hamlet in which the house is located. There are only a few properties here in the heart of the Teignbridge countryside. In spite of its rural location, Basket Lodge is only around 8 minutes’ drive from Sainsburys and the lovely little village of Cockwood and around 12 to 14 minutes drive from Dawlish and its sandy beach and facilities Nearby Haldon forest has around 3,500 acres for walking, cycling and horse riding. This is a unique opportunity for a small builder/developer to create their dream home.
SERVICES: Main water and electricity are available, interested parties should enquire of the relevant public utility with regards to connection. Shared private drainage. Oil fired central heating
LOCAL AUTHORITY: Teignbridge District Council.
