Description
Description
Gauls of Murthly House was built at the start of the 19th century as the manager’s house for Murthly Estate’s sawmill. It was sold by the estate in 2000 and has been in separate ownership since. Today the property is a house of two halves; its picture perfect façade is a beautiful example of Georgian-style architecture with warm sandstone walls and pleasing symmetrical windows. In 2023 a timber clad extension was added to the rear of the house adding a bright dining area to the existing kitchen. Its glazed wall frames a peaceful pastoral backdrop to the garden. The back door is now used as the main entrance, opening to a utility/ hall where there is a refurbished bathroom and a spacious open plan dining kitchen. Decorated in a pleasing pared back style and floored with limestone, there is still plenty of opportunity for a buyer to make their own stamp on this room. It has a bright and uplifting atmosphere and sliding doors to the garden. A cosy sitting room in the old part of the house is warmed by a wood burning stove. There is also a large double bedroom with en suite shower room on the ground floor. Upstairs there are two more large double bedrooms, both spanning the width of the house; one has an en suite shower room. The house is beautifully presented and is in move-straight-in condition.
Planning Permission
Detailed plans have been approved to extend the property further with the addition of a main bedroom on the ground floor and a lobby to the rear of the house. These can be seen on the Perth & Kinross Planning Portal quoting ref 22/00837/FLL.
Garden office / studio
A studio office clad in black corrugated iron is positioned in the corner of the front garden. The studio is insulated and lined with painted timber. It has light, power and a picture window looking back from the garden to the house. The building could be adapted for use as a guest room, summer house, play room or even a bunk house.
Garage/workshop
Beside the parking area at Gauls of Murthly, there is a timber outbuilding with carport. Currently this is in full use as a workshop but again, it is enormously versatile with heat, light, power and windows. To the rear of the workshop a covered verandah with barbeque area is a lovely place to eat out in the evenings watching the sun set over the hills.
Garden and grounds
Gauls of Murthly is set in 0.26 acres of enclosed garden. To the front, where the garden faces south, there is a paved terrace, low hedges, an arched trellis, herbaceous borders and a small area of lawn. There are raised beds ready for planting at the side of the house and flat lawn to the rear.
Location
Gauls of Murthly House is situated in a small community of homes just to the west of the A9 between Bankfoot and Murthly. To the rear, the property has a lovely open outlook over rolling fields towards the hills above Dunkeld, whilst the front of the house overlooks a pretty and private front garden. Birnam and Dunkeld are 2.5 and 3 miles away respectively whilst Murthly and Bankfoot (both 3 miles) each have a village shop. Blairgowrie (12 miles) has four supermarkets and further local amenities. Dunkeld with its historic cathedral, riverside bars, and artisan shops and cafés is a lovely town to have on the doorstep. The Taybank, Redwood Wines, Meikleour Arms Hotel and Uisge in Murthly are popular local restaurants. Dunkeld has a railway station with regular services north and south and a sleeper service to London. Perth and Dundee are 12 miles and 26 miles away respectively, with high street shops, museums, galleries, leisure centres, travel links, hospitals and professional services. There is a primary schooling at the Royal School of Dunkeld and at Bankfoot. There is a choice of secondary schooling in Perth and Blairgowrie. There are also a number of private schools including Glenalmond, Morrisons Academy, Strathallan, Ardvreck and Craigclowan within 30 miles.
Whilst Gauls of Murthly is very accessible being so close to the A9, it is perfect for enjoying the Perthshire countryside. There are some lovely cycle paths (including mountain biking tracks) in the forests, hills and hill lochs by Dunkeld. Paths along the River Tay and in the bluebell woods of Ballathie are spectacular at certain times of the year. To the northwest, Schiehallion and Ben Lawers are two of Perthshire’s most popular munros as well as lochs Tay, Earn and Tummel. North and east are the Angus glens, the Cairngorms National Park and the ski slopes of Glenshee all of which are about 36 miles north.
All distances and travel times are approximate.
