Description

A truly unique and incredibly rare opportunity for development with land in the heart of the ‘Jewel’ of The Roseland Peninsula, Portloe.

Description

A superb, once in a generation, plot of land and dwelling, ripe for development in a truly unspoilt and tranquil setting, just moments from the coastline and South West Coast Path.

Located in the heart of the Jewel of The Roseland sits Ponderosa, an established 2 bedroom bungalow traversing a stream to a parcel of land across a bridge. Thought to date back to the 1970’s and to be sold for the first time since construction, this is a truly unique and exciting prospect for the new owner; with vast scope for redevelopment whilst surely enhancing Ponderosa’s rare and natural position in the village.

The property is accessed through a double glazed door and into the porch and then hallway from the gated driveway. The hallway leads off to the two bedrooms, kitchen directly ahead, bathroom and a dual aspect sitting/reception room. The principal bedroom is also dual aspect, and of good size with elevated views of rooftops and sea glimpses beyond. The kitchen is laid out in a traditional Galley style and lit by recessed ceiling spotlights; there is a large picture window with sea glimpses and boiler located in the corner of the room.

The bathroom features a tiled floor and shower over bath set up, with a large vanity sink with units and WC, also lit by recessed spotlights.

At the end of the hallway, to the right, is a large dual-aspect reception room which is built over the stream. A large picture window overlooks the stream and serene gardens with the far wall focal point being a feature fireplace.

Gardens and the exterior

Gated access from the main road opens to a driveway laid to Tarmac past the house on the left and a gravel area to the right. There is a running stream passing under the property, to which Ponderosa owns a portion of and a bridge, with metal railings, crossing to the private rear garden.
Land in Portloe is a true rarity, on the East side of the 0.25 acre title there is a parcel which could naturally host a wide range of opportunity and uses. Naturally bordered by mature, well established shrubs and trees, and direct vehicular access; this area has uncapped potential to be developed subject to necessary consents. Currently there is an outbuilding sitting on the land which is in need of renovation or repurposing with to one side, the oil tank for the main dwelling.

Location

Cornwall’s character comes from its unique and historic landscape and some 400 miles of spectacular and dramatic coastline.

Portloe is a picturesque fishing village located on the Roseland Peninsula, retaining much of its long established charm and character. Known for its stunning natural beauty, the village is characterised by its steep, narrow streets, traditional stone cottages, and a small harbour which to this day supports a small fishing fleet.

Historically, Portloe thrived as a fishing village, with its economy heavily reliant on the sea. The naturally sheltered cove promoted a thriving fishing trade and at the start of the twentieth century saw upwards of fifty boats in operation.
Today, Portloe is primarily a destination for those seeking a glimpse of traditional Cornish life, stunning coastal scenery, and opportunities for hiking along the renowned South West Coast Path. With Sir John Betjeman describing Portloe as "One of the least spoiled and most impressive of Cornish fishing villages". The village is widely known for its scenic views, particularly from nearby cliffs, serene and unspoilt natural beauty and has become a popular spot for photography, walkers and visitors from far and wide.

Additionally, in the village is The Lugger Hotel and The Ship Inn which cater to visitors and locals. Nearby in Veryan there is a local store and Post Office with basic provisions. A short drive from Portloe is the world renowned Lost Gardens Of Heligan, neglected and lost during World War One and ambitiously restored into one of Cornwall’s most loved and visited attractions. Boasting direct access to the SW Coastal path, Portloe enjoys a prime location for those wanting to explore the rugged coastal beauty of Cornwall on foot.

Portloe has good road access using the A3078 and A390. For those using public transport there is a Bus stop located centrally in the village serving the surrounding villages and Truro, which is roughly 12 miles away. The municipal centre of the county has direct access to London Paddington by rail in 4 hours, with entry to the A30 dual carriageway a short drive serving Cornwall from the M5 at Exeter. Cornwall Airport (Newquay) is 22 miles away offering both domestic and international travel.

There are a good range of both Primary and Secondary schools in the area. Veryan Church of England Primary school is within 2 miles, and Tregony Community Primary school, 4.5 miles, both have a Good Ofsted rating.
The Roseland Academy, Tregony, and a selection of public and private schools in Truro and St Austell provide secondary education with Good to Outstanding Ofsted ratings.
