Description

Enjoying a truly idyllic location with stunning views over the Kyles of Bute, this attractive three storey semi detached cottage dates back to around 1900, but has undergone a dramatic transformation and is impeccably presented, offering well proportioned and beautifully presented accommodation.

The property itself is located on the road side in a quiet street in the village of Kames, right next to Tighnabruaich. On entering the property, a welcoming ‘L’ shaped reception hall features an open staircase to the upper floor accommodation and off the hall is a beautifully refitted bathroom that features a contemporary three piece suite including bath (shower over), wc and wash hand basin. There is also a very useful and well proportioned utility room off the hall, as well as access to understair storage. At the far end of the hall, the property opens out in to a delightful open plan living/dining room and kitchen, with the kitchen again having been refitted and stylish in design, complete with a range of appliances. This room enjoys the breathtaking views over of the water and surrounding countryside and with sliding doors opening out on to a decked balcony. At the focal point of the room is a multifuel stove. Also on this level is a good sized double bedroom, again with stunning views over the water. Moving from the reception hall, the staircase ascends to the upper landing where you can find two very well proportioned double bedrooms, both of which enjoy the great views and there is also a bathroom (again refitted) with a small bath, wc and wash hand basin installed. There is planning permission to extend this bathroom also. Most of the windows in the property have been refitted with uPVC double glazed units and the house is warmed by a system of electric heaters. In addition to the main accommodation over its two floors, beneath the property is a substantial full height basement area which is ripe for further development (this could be a guest suite) and gives direct access on to the gardens. The property has been completely rewired and insulated throughout. The current owner has considerably upgraded and enhanced the property and a read of the Home Report will highlight the works carried out.

The property enjoys its own gardens to the side and rear, with a pathway leading down the side of the property opening out to a lovely enclosed garden area and beyond this a lawn, all enclosed by stone walls and with colourful bedded borders and flower beds. The gardens enjoy the lovely views over the water also.

The village of Kames is located adjacent to Tighnabruaich, both of which are delightful villages that take in views across the Kyles of Bute and with moorings available for yachts. There is a lovely esplanade in Tighnabruaich along the shore front and for sports enthusiasts there is fantastic sailing, fishing, boat hire, pony trekking, tennis and a nine whole golf course nearby. The local amenities include a modern medical centre, a highly regarded primary school and the local authority provides residency for children in secondary/higher education in the nearby town of Dunoon which is twenty miles away. Other amenities include a small Co-Op store, hardware shop, two art galleries, coffee shop, restaurants, hotels and another small supermarket and post office in Kames itself. Portavadie marina, restaurant and accommodation is approximately 5 miles from Tighnabruaich. EPC Band - F.
