DESCRIPTION
The site extends to just under 0.7 acres (subject to a measured survey) and is mostly level and hard surfaced. There is a right of way adjacent to the southwestern boundary in favour of the adjoining former railway workshops, but an easement has been reserved to lay services from the main road through land adjacent to the former telephone exchange. Outline planning permission was granted in February 2025 under application number 23/01028/OUT for the erection of 720 square metres of commercial space falling within Classes E (g) and B8.
It should be noted that the original application was for a much larger scheme extending to approximately 1240 square metres which was revised downwards in order to secure a consent.
