Description

An attractive three-bedroom, semi-detached family home, in a sought-after location, close to St Peter’s Primary School, at the western edge of Bromyard

Entrance Hall - Sitting Room - Dining Room - Kitchen - Three Bedrooms - Bathroom - Front & Rear Gardens - Private Driveway & Carport

The property is of traditional late 20th century construction, with brick cavity walls with hung tile sections under a concrete tiled roof and has double glazing throughout. Accommodation arranged over two floors, with the ground floor comprising entrance hall, sitting room, kitchen and dining room, with two double bedrooms, a single bedroom and family bathroom to the first floor.

From the location, at the western edge of Bromyard, amenities within the town are less than a mile away and the local primary school, St Peter’s, is less than a quarter of a mile. Walks through the countryside can be accessed nearby via public footpaths from Winslow Road and Upper Hardwick Lane.

Bromyard is one of Herefordshire’s market towns, a vibrant town with independent retailers, a theatre, butcher’s, a monthly market in the Market Square, traditional pubs and inns, half-timbered buildings and beautiful countryside close by at the Bromyard Downs. The location brings the cathedral cities of Hereford and Worcester within easy commuting distance, at 15 and 16 miles respectively. Train links can be accessed at Malvern, Ledbury, Leominster, Hereford and Worcester.

Bromyard has the Queen Elizabeth High School for pupils aged 11 to 16; many other schools are available, both public and private sector, within easy reach in neighbouring towns and cities: Malvern College, Malvern St James, Hereford Cathedral School, King’s School Worcester, to name just a few.

The Property

A part-glazed door, flanked by a tall window, opens into the entrance hall, with coats cupboard on the left, stairs on the right, and a door into the sitting room.

The sitting room is a well-proportioned reception room, fully carpeted, brightly lit, with a central pendant light fitting, wall lights and large windows to the front of the house, overlooking the well-established front garden.

The adjacent dining room has laminate flooring, contemporary light fitting, and a wide window overlooking the rear garden. The kitchen, with a window also looking out to the rear garden, has ceramic tiled floor, fitted base and wall cupboards, tiled splashback, stainless steel sink with double drainer, space and plumbing for a washing machine, a gas cooker with gas hob, and further space for under-counter white goods or for storage. Further storage is available in the under-stairs cupboard and there is a door out from the kitchen to the carport. There is potential for these two rooms to be opened up to create a kitchen-dining room.

Stairs rise from the entrance hall to the first-floor landing, which is well lit, with a large window to the side, obscure-glazed for privacy, and transom lights above the bedroom doors for added natural light.

The master bedroom is to the front of the house, generously-sized at over 15’ long, fully-carpeted, with a built-in wardrobe and large window looking out to the front garden.

The second bedroom, a good-sized double bedroom, with a pine double wardrobe and extensive shelving, can accommodate a study area, looks north over the rear garden and to hills in the distance.

The third bedroom is a single bedroom, with louvred doors to the storage cupboards over the stairwell. This room also has scope to be used as a dressing room or home office.

The family bathroom has laminate flooring, fully tiled walls, obscure-glazed window for privacy, a bath with shower over, pedestal basin and wc.

Outside

To the front of the house, a well-established garden, gravelled, with shrubs and a variegated holly add to the year-round interest. A concrete drive and parking area lead to the covered carport, with a metal scrollwork gate leading through to the rear garden. A patio leads to the level lawn area beyond, bounded by a herbaceous border to one side, and shrubs to the other. A small garden path leads to the timber garden shed that sits atop a concrete base.
