Description

DESCRIPTION

Offered to the market NO VENDOR CHAIN, this charming, stone built Inner Terrace is an example of the unique style of dwelling to be found to the upper part of Holdroyds Yard, the layout internally being very different to most two bedroomed terraced dwellings in Barnsley borough.  There is a true Entrance Hall, very spacious rooms throughout which include two excellent double Bedrooms and for a property of this nature, it is also unusual in providing private parking for one vehicle to the open plan communal yard.  Placed within a very short walk of the village centre and its varied facilities, Keresforth Primary School is only a short distance away whilst for the daily commuter, great road and rail links can be enjoyed, Junction 37 of the M1 motorway being only a few minutes drive away whilst the railway station in Dodworth gives a direct link through to both Sheffield and Huddersfield.  Comprising Entrance Hall, generous front facing Lounge, spacious Dining Kitchen with integrated appliances, excellent cellar which has undergone a great deal of damp proof course and insulation work.  To the first floor there are two very generous Double Bedrooms and a Shower Room.

GROUND FLOOR

ENTRANCE HALLWAY

The Entrance Hall to the property displays tiling to the floor.  There is a staircase which rises to the first floor and the space is heated by a single panel radiator.  Access in turn is then provided to the following ground floor accommodation.

LOUNGE - 4.42m x 3.94m (14'6" x 12'11")

A Principal Reception Room of excellent proportions, the front facing window providing very good levels of natural light.  The focal point of the room is a mahogany stained timber fireplace surround with conglomerate hearth and inset and potential exists for the installation of a gas fire or alternatively a wood-burning stove.  The room displays coving to the ceiling, a dado rail to the walls and is heated by a double panel radiator.

DINING KITCHEN - 5.38m x 2.26m (17'8" x 7'5")(Mid-point measurements in each direction)

Having a window overlooking Stainborough Lane along with a personal access door, the Dining Kitchen provides a range of base and eye level storage cupboards, complemented by a good expanse of worktop surfaces which have ceramic tiling to the splashback surrounds.  There are plumbing facilities for an automatic washing machine, a wall mounted Baxi gas fired combination heating boiler, radiator to one end of the room and the sale will include the integrated Bush oven, four-ring gas hob and filter canopy.  From this room access is provided to very useful and dry storage cellar which has had extensive damp proof insulation treatment along with a raised and insulated suspended floor.

FIRST FLOOR

BEDROOM ONE - 4.44m x 2.51m (14'7" x 8'3")

The measurements of this very well proportioned Principal Double Bedroom do not include a range of sliding door fronted wardrobes to one wall.  The front-facing window provides a lovely outlook down Keresforth Road and the room displays light oak effect laminate flooring and is heated by a long single panel radiator.

BEDROOM TWO - 5.44m x 2.31m (17'10" x 7'7")

For a two bedroom terrace in Barnsley, this second Bedroom is extremely well proportioned, the rear facing window providing a lovely outlook down Stainborough Road.  The room is heated by a single panel radiator.

SHOWER ROOM - 1.78m x 3.4m (5'10" x 11'2")(Into entrance area)

Re-fitted in recent times to a most attractive standard, there is a contemporary white suite comprising of a Quadrant shower with thermostatic shower, vanity wash hand basin with cupboard beneath and push foot and low flush WC.  There is full height tiling to part of the room, further floor tiling to the entrance area and a chrome towel rail.

About Butcher Residential Ltd, Penistone

2 Crown House Shrewsbury Road, Penistone, S36 6DY
Welcome to Butcher Residential
A family owned and run independent estate agency

Butcher Residential is a well-established, family-owned independent estate agency, with offices in Penistone and Denby Dale. We specialise in residential and commercial sales, lettings and property management, land sales, and new homes. We sell and let properties throughout South Yorkshire and the Kirklees area.

Values

We really believe in offering valuable, relevant guidance, enabling our clients to achieve their aims as best we can. Whether that's driven by price, timescale or other factors. Good, fair and well-implemented advice is the most important aspect of what we do.

Experience

To tell you a little about our background, Ian Butcher has worked in the property industry since 1985. He worked for some of the leading names in the business before launching Butcher Residential Estate Agents with his wife Anne in 2009. After his previous partnership was closed down on result of the recession, he realised that he needed the freedom to make his own choices, and in doing so, protect the number of local employees who had worked for/with him for many years.

The Team

We are now a tight-knit team of six, all taking a lot of pride in what we do. Ian, Anne and Anne's daughter, Holly have now worked for the business for a decade, alongside our sales manager Mel Peel, an experienced negotiator having worked for other local estate agents since the early 1990's before coming to us in 2019. Jo and Ben in the Penistone office look after our lettings department. Jo has worked with us for around 14 years now, with so much care and attention always being given to our valued clients. Ben started his journey in the industry with us in 2017 as an apprentice. Ian's secretary and PA Jennifer joined us for all of two days in March 2020 before the dreaded "C" word (no not that one, Covid!) shut the country down. If you'd like to know a little more about us, head over to our "Meet the Team" page!
