Description

A five bedroom Grade II listed village home with an attractive stone façade.

Description

Tanner Cottage is a handsome five bedroom detached home situated in the popular Oxfordshire village of Berrick Salome. The Grade II listed property is believed to have originally dated from the 14th - 15th century and is tucked away in a private position with an attractive stone façade.

In c.2007 the property was completely renovated and extended to combine its old period features with new modern interiors, to provide a turnkey finish. The rear extension has now created a large, open-plan kitchen which is ideal for modern day living.

Upon entering you are greeted by a spacious entrance hall which extends into further living space currently used as a formal dining room and is finished with a limestone floor, which is a continuous theme on the ground floor. The formal dining room is ideal for entertaining and a separate study has French doors to the garden, completed with a ground floor bathroom. The bedroom could be used as an additional fifth bedroom.

The cosy sitting room is focused around the inglenook fireplace and the double aspect provides good natural light. The living area flows well into the extended and open-plan kitchen/dining room. The reception room has been beautifully designed with a glazed, pitched roof, exposed beams and wide bi-folding doors onto the patio.

The kitchen is positioned around the central island and is complimented by bespoke cabinetry and integrated appliances. Leading off the kitchen is a separate utility with wall and base units and space for integral white goods.

The first floor accommodation is split into two separate wings of the house. A separate staircase sits adjacent to the sitting room and leads to the principal suite. The principal bedroom is spacious and has a pitched ceiling next to a large en-suite. The modern en-suite is finished with a wall and floor tile and in a 'wet room' style with a walk-in shower and an additional bath. The main staircase leads to three double bedrooms on the other side of the home, all of a generous size and another family bathroom. This floor gives a real sense of the history of the home with exposed stonework, fireplaces and beams.

Outside
Tanner Cottage is accessed from the main road and has a shingled driveway for multiple vehicles to park and a covered area for one vehicle. The timber cladded double garage has a double set of wooden doors and a parking for two vehicles. Above the garage is a spacious home office finished to a high specification with heating, electricity and broadband. This leaves the possibility for a separate annex depending on buyers requirements.

The front is accessed via a small wooden gate and a path which is adorned by beautiful wisteria and roses. The garden is separated into two main areas. A courtyard sits immediately off the rear of the house and wraps the entire width of the home. It is immaculately presented with an outdoor dining area, water feature and raised sun loungers. The main area of the garden is slightly raised and is predominantly laid to lawn, with pretty borders and flowerbeds. A separate timber arbour is in a private corner of the garden.

Location

The property is set in the beautiful rural Oxfordshire village of Berrick Salome. The village has a thriving community and popular gastropub, The Chequers Inn and also Home Sweet Home in the village of Roke. The nearby village of Benson has facilities including shops, library, church, village hall and primary school.

Approximately 5 miles away you have the market town of Watlington, set in an Area of Outstanding Natural Beauty, with many amenities to include, butchers, deli, coffee shop, post office, supermarket and public houses. The market town of Wallingford is 7 miles away and provides extensive shopping and recreational amenities. Larger supermarkets, and a wider range of shopping and leisure facilities are available in Henley-on-Thames 13 miles, or Oxford 11 miles.

The area is well connected by road, with the M40 8 miles away, providing easy access to the M25, London and towards the Midlands. Rail links to the City via the Elizabeth Line can be found at Didcot and Cholsey via Reading or Haddenham and Thame, and the M25 and Heathrow airport are accessible via the M40 to the north (junction 6) or the M4 to the south (junction 12).
