Our firm's founder was brought up as a child in Tresahar Road, so appreciates what a special location it has always been in Falmouth more than most. A no-through road within walking distance of the beaches, the town, railway station and two good primary schools, it has always been popular with families, and houses in the road do not tend to come up for sale regularly - which is always a sign of a great location.
What defines Falmouth more than anything else is the water surrounding the town. On one side there is the third largest natural harbour in the world, and on the other side, long sandy beaches with rock pools, all within walking distance of the town itself. There is a huge array of water sports on offer, from weekly yacht racing, to gig rowing, paddle- boarding, diving, fishing, surf-lifesaving to name but a few. There are three yacht marinas, besides a whole harbour full of deep-water moorings too.
For over 150 years, between 1688 and 1850, Falmouth Packet ships filled the harbour as Falmouth became the information hub of the British Empire, second only to London. Today the town even has its own iconic museum right on the water's edge, in the National Maritime Museum Cornwall, and is of course a busy university town now too.
HISTORY
St.Ruan (once known as Carberry House) was one of a handful of houses drawn by architect Claude Corfield and built in Tresahar Road in the 1920's. Corfield founded what is now The Bazeley Partnership in 1911, which has a distinguished history of architectural design throughout Devon and Cornwall for over well over a century.
We understand there have been just six different owners since it was built in 1927, with the property last changing hands in 1996.
THE TOUR
From the covered porch, one enters into a spacious hall, leading to the three reception rooms (one with lift installed), which all open out on to the covered terrace overlooking the gardens on the seaward side of the house. A rear hall leads into the large family kitchen-breakfast room with gas AGA. On the first floor, a large landing leads to 3 double bedrooms, a further single bedroom, shower room and bathroom. There are sea views from many of the rooms.
Whilst the style of the accommodation might generally be regarded as dated, it is clear that the house has been lovingly maintained by the current owners and appears to be in excellent condition throughout.
STEP OUTSIDE
St.Ruan occupies a large plot on the corner of Tresahar Road and Pennance Road. A gated driveway provides off-street parking, and there is also a large garage/workshop.
The mature walled gardens extend to the south comprising sweeping lawns below the terrace, with colourful flowering plants, shrubs and trees across the garden. There is a garden shed in the south-west corner of the plot.
PLANNING PERMISSION
Planning permission was granted in 2024 for a single storey dwelling to be built in the grounds. This can be inspected on the Cornwall Council website using the application number PA24-08526
