This immaculate two-bedroom elevated ground floor flat, owned by Lukasz & Alicia (since 2017) forms part of a 1959 built mid-century modern block on the edge of Dulwich Wood.

This was Lukasz & Alicia’s first home together — chosen for its space, natural light, location, and sense of community. Both worked centrally so wanted a home that ticked all those boxes, yet was also well connected and still felt connected to nature.

Being elevated, the property benefits from added privacy and ease of access when you need it (think buggies, bikes, and weekly shops).

Serene and filled with natural light, the apartment has numerous original features and oozes with distinct mid-century character.

The couple decided to move to back to Canada to be closer to family once their second child was 6 months (making them tentative landlords), and now the tenants have moved out, they are ready to hand over the keys to someone who’ll love the home as much as they have - chain free!

The Building & History

The building is set within tranquil communal gardens, featuring gently sloping lawns and mature trees, and is part of the Dulwich Estate, an area renowned for its exceptional modernist architecture.

Locally famous Austin Vernon and Partners Architects, recognised for rebuilding the Dulwich Picture Gallery as well as numerous buildings at Dulwich / Alleyn’s Colleges, designed the building. Russell succeeded Austin as The Dulwich Estate Architect in 1959 and spent 30 years evolving the Dulwich Estate Plan between 1948-1978.

Light, Layout & Lifestyle

Inside, the apartment offers thoughtful use of space, and far better storage than your average period flat locally.

A hallway with storage for coats and shoes leads into a bright living area. Original windows span the length of one wall, framing views of the surrounding greenery and inviting plenty of natural light.

Original walnut wood flooring contrasts with white-painted walls, and there is ample room for both dining and seating areas in the living room.

The modernised kitchen is separated by sliding doors, complete with green oak effect cabinetry, complemented by warm beige cork flooring and AEG, Bosch and Smeg appliances, combining a clean contemporary finish with mid-century charm.

Both bedrooms are generously sized, each having their own fitted wardrobes.

The property also comes with its own garage (included on the title) accessed through the immaculate communal gardens (shared between just three blocks).

Improvements & Upkeep

Since purchasing the flat, Alicia & Lukasz have:

  • Renovated the kitchen and bathroom with modern fittings
  • Removed and safely disposed of old internal heating/storage structures to reclaim valuable space
  • Upgraded the electrics to adhere with landlord standards
  • Paid out for the major maintenance from the Dulwich Estate (including external repainting /repairs in 2023, and a newly installed lift)

Connectivity & Commuting

With Gipsy Hill station just a 500m walk away, you’re easily connected to:

  • London Victoria in just 25 minutes
  • London Euston in under 45 minutes
  • Crystal Palace station is also nearby for Overground services, and there are excellent bus routes to Central London, via New Cross or Blackheath.

Parking is free on the street (if required in addition to the garage).

Community & Locality

What really sets this inviting area and building apart is the community.

On two occasions, two different neighbours helped drive Alicia to the hospital when she was in labour. One other has gone as far as to host both Lukasz and Alicia’s parents when they visited from abroad. Everyone genuinely looks out for each other.

There’s an active WhatsApp group for the whole block, regular garden catch-ups, and a welcoming atmosphere that’s great for newcomers - if you wish to be part of it.

The flat is also dog-friendly and well located for scenic dog walks, with Dulwich Wood just over the road and Crystal Palace Park a short stroll away.

More info, but this time from Lukasz and Alicia (the owners) directly:

What features of this property appealed to you when you were a buyer?

We were looking for our first home and wanted something that felt connected to nature while still being practical and well laid out. The flat had a much better layout and storage than the Victorian conversions we’d seen, and the windows brought in ample light.

The green spaces nearby – especially Dulwich Wood right across the street – were a massive draw. Having our own garage and extra storage sealed the deal. It felt like a smart, long-term decision.

Since moving in, what’s been your favourite thing about living here?

Honestly, the community. Everyone in the building is supportive and friendly – like Matt (our agent) has said above, they helped us when we needed it most. Also, the gardens behind the flats are a real hidden bonus – calm, green, and shared just between three blocks. It's not something you expect in London.

What are your favourite local spots?

Our favourite walk is Dulwich Wood right across the street – which includes a secret lookout spot. An active local nature conservation group runs volunteering and educational events, and oversees the wood.

Crystal Palace Park (which we appreciate most will already know about) is huge - and has the weekend farmers' market, boating lake, and the dinosaurs.

Vaults Collective was our regular chillout spot – great coffee and a friendly vibe.

The Station Pub is always welcoming and the London Beer Company / Gipsy Hill Taproom (on Hamilton Road) was always fun to stagger home from before we had our kids!

For weekly shopping FreshGo on Gipsy Hill is a lifesaver – super close and really well stocked, whereas Sainsbury's (Crystal Palace) is a short 1.2km walk/drive with parking, where the Triangle has loads of good options.

For schools we would strongly recommend Colby Road and Dulwich Montessori for nurseries – our son attended both before we moved to Canada.

Hope this is helpful for all that have read this far! :)
