25 Applebee Way is an attractive attached house which is located in a popular cul-de-sac within the Monmouth Park Development. It was built about three years ago to a high specification and is of traditional construction with principally rendered elevations under a tiled roof. OUTSIDE.

The property also benefits from a raised, paved terrace which can be accessed from the sitting room. A pedestrian gate leads to the parking area on which you can park two cars in tandem.

SITUATION.
Applebee Way is conveniently located on the outskirts of the town and is just a short walk (circa ¾ mile) away from the beach and the magnificent South West Coastal Path, which stretches right along the Dorset coastline and from which the exceptionally picturesque scenery can be enjoyed. Lyme Regis has an extensive range of independent shops and boutiques and is famous for its historical harbour and Cobb. There are also many recreational and sporting facilities which include a sailing club, bowls, sea fishing and also a well-respected golf course which sits on the top of the cliff.

The busy market town of Axminster lies approximately 6 miles to the north-west and also has an excellent variety of shops and a mainline rail link to London Waterloo. There are some excellent schools close at hand and Applebee Way is within the catchment area of the ‘outstanding' Woodroffe School, and Colyton Grammar, one of the country's top mixed state schools, is some 7 miles away.

The nearby A35 gives fast access to Exeter which has an international airport and express rail link to London Paddington, and Taunton with M5 motorway connections. The market town of Bridport, which has excellent shopping, sporting and leisure facilities lies approximately 11 miles to the east.

DIRECTIONS.
Travelling in a easterly direction on the Lyme Regis High Street, go through the traffic lights at the bottom of the hill and continue out of the town for about 250 yards turning left onto Anning Road. Follow Anning Road for about a third of a mile turning right onto Queens Walk and continue to the top of the road turning into Applebee Way. Follow the road around for about 200 yards where number 25 will be found on your left hand side.
