The property forms part of the small grouping of barn conversions in the hamlet of Habblesthorpe, a beautiful countryside location surrounded by fields offering great walks for all the family. The neighbouring village of North Leverton offers a primary school, doctors surgery, shop with Post office and public house. 

The market town of Retford provides further schooling, supermarkets, bars and restaurants. Both Gainsborough and Lincoln are a short distance away with the popular Marshalls yard in Gainsborough and both Lincoln Castle and Cathedral providing a great day out.
