Description

A stunning, spacious family house, which combines both new and old, character accommodation to great effect, set along a quiet lane and offering direct access onto the Ashdown Forest.

Description

A stunning combination of new build, including a 'barn style’ conversion and period forester's cottage, creating a stylish and characterful family home of nearly 7,000 sq ft overall. This is nicely set within a convenient and peaceful location, giving direct access onto the Ashdown Forest, adding to the appeal.

The property is well presented with modern fixtures and fittings and features generous reception spaces, straight from the front door, which opens into a fine, galleried entrance hall, with wide staircase, stone floor and fireplace. This leads straight through to a large sitting room, with stone flooring and an open fireplace, and five sets of French doors out onto the garden. There is also a stunning, huge family room in the barn, with a double pitch, oak beamed roof, which is capable of taking a full size snooker table. In addition, the barn features a well fitted family cinema room, which also doubles up as a library.

The bedroom accommodation is equally impressive, including a stunning principal suite with dressing room, bathroom and balcony, which incorporates a partial vaulted ceiling. In addition, there are four other suites and a spare bedroom, as well as a large upstairs laundry room and drying room. A further fifth bedroom suite is positioned downstairs in the barn, away from the main accommodation. This room is ideal for guests and has access to a secluded patio overlooking the garden pond and woodland beyond.

Downstairs to the rear, there is a bedroom with en suite bathroom, next to a character sitting room, with an outside access and potential here for independent living, subject to necessary planning permission and building regulation consents.

The impressive painted, fitted kitchen enjoys a wide, triple aspect and features an electric, four oven Aga with a halogen hob as a focal point. This gives access into the generous boot room, complete with a bespoke dog shower.

Outside, beyond the gated drive, there are park-like lawn gardens backing onto the Ashdown Forest woodland, and in addition, there is a garden pond and a secluded swimming pool with pool house, with a covered outside dining area, complete with power and lighting, ideal for summer entertaining.

Location

Situated approximately 2.8 miles outside of Hartfield village, the property benefits from a wonderful countryside position, yet the main southeastern town of Tunbridge Wells is reached quickly, within approximately 9.3 miles, with extensive shopping and entertainment amenities. Hartfield itself is a famous Ashdown Forest village, with connections to the 'Winnie the Pooh’ books of AA Milne who lived nearby. Suntings Ghyll is located within the '100 Aker Wood’ of the books. Hartfield includes picturesque period buildings, a church, a primary school and local shopping too, with an award-winning butcher and village stores. There is also a period pub, cricket club and a children’s playground.
The Ashdown Forest itself covers over ten square miles and is one of the largest open access areas in the South East of England, with the surrounding countryside forming part of the High Weald National Landscape, offering a range of wonderful walking, riding and cycling routes.
There are excellent local schools in the area, both state and private and, of particular note, there is good access to Cumnor House and Brambletye prep schools, both within 6 miles. Other prep schools include Holmewood House in Langton Green (approximately 9 miles), on the way into Tunbridge Wells, and Great Walstead near Haywards Heath. Private schools are numerous, including Ardingly and Worth to the west, Tonbridge and Sevenoaks to the north and Mayfield, Eastbourne and Hurstpierpoint to the south. In addition, in the state sector, the Beacon Academy in Crowborough is growing in status and popularity. St. Mary the Virgin Church of England Primary School in Hartfield is also well-regarded.
Rail services run on Southern Rail from Cowden (approximately 7 miles), East Grinstead (approximately 6.8 miles) and South East Trains from Hildenborough (approximately 14.3 miles) and Tunbridge Wells (approximately 11 miles), offering good alternative services into London.
Gatwick Airport is approximately 15 miles away and can be reached in about 30 minutes. Heathrow can be reached in a little over an hour.
The Hatch Inn nearby is a popular destination gastro pub and the Gallipot Inn in Hartfield as well as the Dorset Arms in Withyham are also very well thought of.
East Grinstead to the west is an alternative major town destination (approximately 6.9 miles) and Forest Row on the way to East Grinstead (reached in approximately 3.3 miles) is another charming, smaller option with some interesting shopping. Golf at Royal Ashdown in Forest Row, The East Sussex National near Uckfield or at The Nevill in Tunbridge Wells, riding and walking on the Ashdown Forest and racing at Lingfield Park, to the north of East Grinstead.

Directions

If coming from Tunbridge Wells or from M25 junction 5, head to Hartfield village and from the High Street, head west towards Forest Row and then just outside the village take the first left turn onto Jib Jacks Hill which is the B2026. After about 1.5 miles look out for a small right turn onto Chuck Hatch Lane. Continue down this lane about 0.9 miles ignoring both right hand forks. Shortly after the second fork (Steppey Lane), Suntings Ghyll will be found on the left, opposite Suntings Farm.

If coming from Junction 6 or 7 of the M25 follow signs for East Grinstead and from there take the A22 to Forest Row and, in the centre of the village, take the left hand exit at the second roundabout onto Hartfield Road (B2110). Follow Hartfield Road for about 1.5 miles until, at the top of a short hill with Colemans Hatch church on your left, make a right turn onto Shepherds Gate. Follow the road uphill for a few hundred metres and then go straight across the dog-legged cross roads and proceed downhill past The Hatch Inn on your right. At the bottom of the hill, make a left turn into Chuck Hatch Lane through the ford (this is almost always only a few inches deep unless there has been recent very heavy rainfall). Suntings Ghyll is located about 800 metres down the lane on the right hand side, just after a short stretch of white post and rail fencing.
