The subject site is broadly rectangular in shape and extends to approximately 27.57 acres (11.16 hectares). It is greenfield in nature with a small part currently used for pony grazing. The site is bounded to the north by a hedgerow and river, to the east by Catcote Road, to the south by Summer Hill Lane and a small patch of scrub land, and to the west by Backfields walk way which runs through a treeline.

Hartlepool is located approximately 13 miles north of Middlesbrough, 18 miles south-east of Durham, and 32 miles south of Newcastle city centre.

Hartlepool is well connected by road, with the A179 and A689 providing direct links to the A19, facilitating access to Durham, Sunderland, and the wider Tyneside area. The town is also served by Hartlepool Railway Station, located on the Durham Coast Line, offering hourly services to Sunderland, Newcastle, and Middlesbrough, as well as direct services to London King's Cross.

The site benefits from its proximity to key local amenities and from being located approximately 3 miles south-west of Hartlepool Marina and 3.4 miles south of South Crimdon Beach, which offers direct access to coastal pathways.

The surrounding area is predominantly residential and recreational in character, with Summerhill Country Park situated immediately to the east of the site.
