1. Promotion Overview
The “Our £10K Gift to You” promotion (“the Promotion”) offers eligible customers a contribution of £10,000, which can be applied as one of the following options:

£10,000 deposit contribution; or
£10,000 stamp duty contribution; or
£10,000 towards home upgrades; or
£10,000 furniture voucher.
Only one £10,000 incentive may be selected per reservation.

 2. Promotion Period
2.1. The Promotion runs from 26 December 2025 until 31 January 2026 (“the Promotion Period”).
2.2. To qualify, the customer must reserve an eligible plot on or before 31 January 2026.

 3. Eligibility
3.1. The Promotion is valid only on the following plots:

The Willows, Denby Dale: Plots 23, 24, 25 and 27
Whistle Bell Court, Skelmanthorpe: Plots 18 and 21
3.2. The customer must contact the company during the reservation process and explicitly mention the £10K Gift promotion for the incentive to be applied.
3.3. The Promotion is available only to private purchasers. The offer is not available to investors, commercial buyers, or those purchasing through a company.

 4. Incentive Details
4.1. Deposit Contribution – A £10,000 reduction will be applied to the deposit required on exchange of contracts.
4.2. Stamp Duty Contribution – A £10,000 contribution toward stamp duty will be deducted from the balance due on completion. The customer remains responsible for any stamp duty amount in excess of £10,000.
4.3. Upgrades Contribution – The customer may select home upgrades totalling up to £10,000 (RRP). Any amount chosen above £10,000 must be paid by the customer.
4.4. Furniture Voucher – A furniture voucher to the value of £10,000 will be issued following exchange of contracts. Voucher terms, expiry, suppliers, and exclusions may apply and will be provided separately.

4.5. Incentives are non-transferable, non-exchangeable, and have no cash alternative.

 5. Conditions of Use
5.1. The Promotion must be confirmed in writing as part of the reservation agreement.
5.2. Incentives cannot be applied retrospectively to reservations made before the Promotion Period or after its expiry.
5.3. The Promotion cannot be used in conjunction with any other offer, incentive, or discount unless expressly agreed in writing by the company.
5.4. If the reservation is cancelled for any reason, the incentive will be withdrawn.
