Location
Nocton is an attractive, peaceful, Conservation village of traditional stone dwellings with clay pantile roofs, just off the Lincoln - Sleaford road, one in a line of settlements running along the slope of the Lincoln Heath. The Lincolnshire Wolds, an Area of Outstanding Natural Beauty, is less than half an hour to the northeast. Much of the history of Nocton is connected to what was the Nocton Estate whilst the All Saints Parish Church is accepted as the finest Gothic Revival church in the whole of Lincolnshire.
The village has a small post office, a village hall with social club (the Nocton Hub, opposite the property), and a primary school with playing field. There is a regular bus service through the village, and Metheringham, less than 3 miles away, is extremely well served with a doctors’ surgery, a Co-op supermarket, a post office, a hardware store, a vets’ practice, pubs, restaurants, a fish and chip shop, a takeaway, a children’s nursery, and another primary school. The village railway station connects directly with Lincoln, Sleaford and Peterborough.
Around a 20 minute drive, the characterful inland resort of Woodhall Spa is famous for The National Golf Centre with its Hotchkin heathland course, one of the top in the world, and offers a wonderful selection of independent shops, tea rooms, restaurants as well as the unique Kinema in the Woods and the superb outdoor heated swimming pool at Jubilee Park. The Petwood Hotel is steeped in British history, once home to the legendary 617 ‘Dambusters’ squadron, and provides award-winning food, and holds special events.
By car, the centre of Lincoln is about 15 minutes. Here, the historic city provides everything you would expect including a beautiful cathedral and castle sitting on top of the hill beside the quaint Bailgate area for independent shops, markets, restaurants and cafes with extensive retail outlets further down the hill. Fast direct trains from Lincoln to London take around 2 hours. The rich aviation history of Lincolnshire can be explored further at the International Bomber Command Visitor Centre in Lincoln.
Schools
There is a wide choice of education in the area with primary schools in Nocton itself as well as in nearby Dunston and Potterhanworth, also in Metheringham just a little further. For secondary education, less than 5 miles towards Lincoln, is Branston Community Academy, and 8 miles away on the southern edge of Lincoln is The Priory Academy LSST, both co-educational state schools, the latter rated Outstanding by Ofsted. In the private sector, in the centre of Lincoln, the Lincoln Minster Schools (Prep and Senior) are extremely highly regarded.
Seller Insights
“Field View is a charming barn conversion, believed to have been a former piggery, which we have thoroughly enjoyed modernising and calling home.”
“Over the past year and a half, we’ve invested a great deal of care and attention into improving the property. We’ve installed a high-quality new kitchen with integrated appliances, replaced all the rear windows and doors to enhance both comfort and efficiency, upgraded the electrics throughout, and had the entire exterior repointed.”
"It’s a wonderfully sociable home. The open-plan kitchen and dining area, with bi-folding doors opening onto the courtyard, are perfect for entertaining. The lounge is connected but still feels like a separate, cosy retreat—ideal for relaxing. In the summer we can open the French doors to the decked terrace and enjoy the peace and quiet of the beautiful 'Field View' the house is named after."
“The house is very low-maintenance inside and out and is a very easy and comfortable place to live. The bedrooms are all very spacious and we have recently upgraded the principal ensuite shower room.”
“Nocton is an incredible place to live, its peaceful, safe and everything is within easy reach. The village school and Cricket Club are only a few minutes walk away and we are so lucky to be able to enjoy glorious walks in every direction. Nearby Metheringham is very well served and the beautiful Cathedral City of Lincoln is just over 7 miles away. Nocton is perfect for those seeking a relaxed, village lifestyle while remaining within easy reach of city amenities.
