Description

East Witheridge is a highly individual Arts and Crafts house originally built for the Cadbury family in 1908. The exceptionally spacious house of more than 4,300 sq ft is notable for its white render elevations, which stand out from the surrounding homes; the house is semi-detached and is tucked away with access via a private, leafy driveway. Though the house has been altered over the years much of its original charm remains, including very tall arched and sash windows, brick fireplaces, picture rails and attractive architectural details. The house is not listed, and as such poses a good opportunity for further development (subject to permissions).

The size and layout of the house lends it well to both larger families as well as entertaining. There are a variety of reception rooms on the ground floor, with a wonderfully versatile layout that offers a wealth of space. Most notable is the magnificent minstrels gallery, whose glazed, vaulted ceiling floods the space with natural light; a mezzanine, accessed via a flight of steps, overlooks the room – it's a fantastic space for celebrations or big family gatherings. Further reception rooms include a family room overlooking the gardens, a separate sitting room, study, a snug and adjoining dining room, and a home office. Both the study and office have an adjoining shower room and offer annexe potential. There is also a very spacious dual aspect kitchen and breakfast room, and a utility room with space for laundry machines. Upstairs there are five double bedrooms, two of which are en suite, and a family bathroom. The principal bedroom further benefits from a walk-in wardrobe and a private south-facing balcony.

Outside

The house enjoys a secluded position away from main roads. It is approached over a gravel driveway where there is ample parking and access to a detached garage. To the rear of the house are well-established south-facing gardens, which are enveloped by mature greenery making them feel extremely private. A large paved terrace to the rear of the house is bordered by a number of flowerbeds and is the perfect setting for alfresco dining in the warmer months.

Situation

East Witheridge is situated within the area of Knotty Green, less than 1.5 miles from Beaconsfield New Town which provides an array of shops and amenities as well as the railway station which links directly to London Marylebone on the Chiltern Line. Junction 2 of the M40 is conveniently located and connects with the M25, national motorway network and airports. The older centre of Beaconsfield, with its restaurants and bars, is about two miles away. The area is renowned for its outstanding education with a wide range of highly regarded state and private schools, including The Royal Grammar School, John Hampden Grammar School, Beaconsfield High School, Wycombe High, Wycombe Abbey and Godstowe. There are country and woodland walks close to hand as well as a selection of restaurants, public house and sports facilities.
