Description

Brismar is located in a beautiful setting, in the rolling Cornish countryside near Lanivet, overlooking the serene Tremore Valley.

The picturesque village of Lanivet, the geographical centre of Cornwall, offers amenities including a primary school, a 15th century church, the award-winning Lanivet Inn public house, Welcome Stranger fish and chip restaurant, a village green with childrens’ play area, and a popular community centre.

Bustling Bodmin is just a few miles distant, with ever-popular Wadebridge and the coastal havens of Padstow and Charlestown a pleasant drive away.

Step inside

Originally built in 1860, with sympathetic renovations in 2021, this exquisitely presented four bedroom home is second to none in attention to detail.

The carved French oak porchway leads to a welcoming and spacious hallway, from where solid oak doors lead to a series of thoughtfully considered rooms with tasteful décor throughout.

The lounge has a cosy woodburner, with light spilling in through the deepset windows within the historic thick walls.

A generous office/study has patio doors, offering a glimpse of the tranquil gardens beyond; a beautifully appointed powder room offers modern convenience seamlessly blended with the charm of this established home.

The fully fitted kitchen dining room, with high-spec Bosch appliances, shaker style cabinets and a useful breakfast peninsula, is flooded with light and offers a real heart of the home space in which to entertain friends and family; this lovely room flows naturally through double doors to the enchanting orangery, which has a porcelain-tiled floor and offers access to the pretty patio and views over the surrounding countryside beyond.

To the side of the kitchen is the separate, fitted utility room with sink, fitted appliances and cabinets, and external access.

Stairs lead up from the hallway to an expansive landing; from here are four generous bedrooms – two with ensuite shower rooms – all are bathed in light from ample windows that offer attractive views.

There is also a contemporary family bathroom with tub and separate corner shower.

Step outside

The lush lawns, sunsoaked decking area and two paved patios offer a variety of retreats in which to enjoy the peacefulness and drink in the inspiring views.

The double garage has capacious storage above, and is complemented by a roomy shed and a tidy area set aside for bins and logs; to the side of the garage is a vegetable patch, with the private drainage being cleverly camouflaged by a small ‘wildflower’ area to the rear of the garden.

Agents note: The owners have indicated that, as they plan their next adventure in pastures new, there will be no forward chain; subject to separate negotiation, they would consider selling most of the contents of their home in situ.

Truly a unique opportunity to buy an elegantly crafted and superbly presented home in the very heart of the Cornish countryside.

Sellers' insight:

We first moved into The Brismar at the beginning of Spring and were immediately enchanted by the colours of the surrounding countryside. Bluebells were everywhere and we watched the land spring to life all around us as we explored the beautiful areas around our new home with our little dog.

This is a wonderful place for anyone who enjoys the outdoor life as the gardens here are blissfully private, with so many places to sit and enjoy the lovely Cornish sunshine and large enough for family BBQs and parties and quite a few mad games of badminton.

The back garden is south facing, and the sun terrace here is a fabulous place to enjoy a little
sunbathing while reading a good book. Sunlight fills the orangery and the whole house feels
sunlit all day long, even in the gloomier winter months.

In the evenings we love to have dinner on the large patio on the west terrace and watch the
sunset or enjoy a glass of wine in the swing seat up on the deck where the cows graze behind us
in the open farmland. Sometimes one will poke its friendly face over the hedge to say hello, much
to the delight of our little grandchildren!

Despite the fabulous rural location of this property, being secluded as we are in a quiet hamlet with peace and birdsong all around, we are still just 25 minutes drive to all our favourite beaches and coastal towns.

Only a few minutes to Lanivet and its friendly pub and small shops and less than 20 minutes to Wadebridge make shopping a breeze and we really can’t imagine being better situated for ‘the good life’.

We have so loved living here and having all our children and grandchildren have the room to come and stay for holidays over the years has been wonderful. Christmas is a really special time at The Brismar and the house is always full of family and laughter.

There is so much room and such fabulous entertaining spaces that, no matter how many of us there are, there’s always room for one more, as we enjoy the roaring fire in the sitting room while the children look for presents under the tree and the adults indulge in a glass of champagne. Winter or Summer there really are only good seasons here at The Brismar and we know the new owners will love it just as much as we have.
