SITUATION
The area around Pudleston, east of Leominster and heading towards Bromyard and south of Tenbury Wells, is some of Herefordshire's most stunning and beautiful countryside. It is readily accessible to key market towns and cities and yet peaceful and rural. Good schools as well as leisure and shopping facilities therefore abound along with a great deal of choice. Trains stations are at Leominster, Ludlow and Worcester.

FOR SALE
The courtyard of buildings at Whyle were converted around1990. This pretty "L" shaped group of buildings are a delight with Chapel House being at one end. The house has modern bathrooms as well as a bespoke kitchen, a number of new windows and other improvements including Hilary shutters on most of the windows.

The approach up the gravel drive belongs to Chapel House and there is ample car parking in addition to the two carports belonging to the house. A path leads to the front door and into the Hall and Sitting Room with its quarry tiled floor, a cupboard under the stairs, a utility cupboard housing the CH boiler and laundry appliances and French doors to the garden. The ground floor bedroom, which could be a study/office, has a newly fitted ensuite shower room. The bespoke kitchen with the dining area is fabulous and beautifully fitted. It has a porcelain tiled floor, an island, a double Neff oven with wifi, a large pantry cupboard, dishwasher, Belfast sink and a five burner gas hob. A large leaded window looks out into the courtyard with a second window looking out on the
garden. On the first floor is the main bedroom with fitted cupboards and a bathroom with a separate shower, bath, wc, and basin. The Drawing Room also on this floor enjoys
fabulous views from the Juliet balcony over open countryside and has a Franco Belge wood burning stove. The chapel window is at the bottom of the stairs which lead up to the second floor where there are two further double bedrooms.

THE GARDEN AND GROUNDS
The pretty gardens are mainly on the private south side of the house where a stone terrace leads on to the lawn interspersed with pear, apple and damson trees. There is a gated access off the drive. On the north side of the house are a number of fruit trees and the path leads over to the
open sided, timber framed garaging providing two car parking spaces. There is additional parking on the gravelled area and by the garden gate to the side of the property.

Mains water and electricity. Oil fired central heating. Shared drainage. Service charge £300 pa. Gigaclear fibre high speed broadband is available.

FIXTURES AND FITTINGS
With few possible exceptions, the fitted carpets, light fittings and curtains are included in the sale. The summer house is excluded from the sale, but may be available by way of separate negotiation.
