The kitchen has fitted floor and wall units. Appliances include a Siemens washer/dryer, Neff dishwasher, Electrolux gas hob, AEG Electrolux double oven, Neff extractor fan and Miele fridge freezer. There is a Worcester central heating boiler. Beyond the kitchen is a south facing conservatory with useful storage shelves and an additional access point to the garden..

The principal bedroom has a built-in wardrobe with mirrored doors and an en suite shower room with electronic thermostatic shower.

There are two further bedrooms both with built in wardrobes and a bathroom with a bath with overhead shower, wash basin, WC and heated towel radiator.

Garden

Outside the conservatory is a walled garden with a gate onto the Lade Braes footpath. There is an array of plants and shrubs and an outside storage bench.

Courtyard and parking

There is a dedicated parking space for No 10 in the courtyard. There are also three guest parking spaces shared with the neighbours.

There is a shared bicycle storage shed and recycling bins for all the apartments. No 10 also has its own small under stairs store next to the front door which is ideal for extra storage.

Location

John Coupar Court is conveniently off City Road on the edge of the historic centre of St Andrews. No 10 is in the south elevation of the development with its own private garden at the back.

The front entrance of the property is 100 yards from the West Port which is the arched gateway into South Street built in 1587 as a monumental entrance to St Andrews. There is also a gate from the garden onto the Lade Braes footpath which leads from the centre of town to the Cockshaugh Park and along the side of the Kinness Burn all the way out of town.

The West Port gives access to the town centre with all its shops, food markets, bars and restaurants. The flat is also within ½ mile of the Royal and Ancient Golf Club, the world-famous Old Course and the West Sands beach. The service station opposite has a 24-hour shop and the Whey Pat Pub is on the corner. In addition, the larger supermarkets are ½ to ¾ miles away.

St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which will next play host to the Open Championship in 2027. There are many other golf courses nearby, including The Duke’s Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The main facilities of the University and are in the centre of town and at the North Haugh Campus. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre. Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
