Description

DESCRIPTION

Offered to the market with NO VENDOR CHAIN this impressively proportioned three bedroom and three reception, late Victorian property, provides spacious accommodation set out over four floors and whilst it may well prove of interest to the traditional investor, we feel the family purchaser in particular will be most interested in its spacious proportions complemented by a good sized rear garden which also enjoys rear vehicular access.  Benefitting from uPVC double glazing and gas fired central heating (NOT TESTED) there is no doubt that the property does require some general updating but nonetheless great potential exists for the incoming purchaser to renovate and re-appoint to their own requirements.  Comprising impressive Reception Hallway, Lounge with further separate Sitting Room, Basement Dining Kitchen along with useful cellars whilst to the upper floors, there are two Bedrooms and a spacious Bathroom to the first floor along with a very generous third Attic Bedroom to the top floor.

RECEPTION HALLWAY

There is an extremely well proportioned entrance to the property, the first part of the Hallway being heated by a single panel radiator and in turn providing access through to both the front facing Lounge and the rear facing Sitting Room.  To the rear part of the Hallway, a rear facing window provides high levels of natural light; there is a further radiator and access in turn is provided to the Basement Dining Kitchen.

LOUNGE - 4.14m x 4.01m (13'7" x 13'2")

This is an extremely well proportioned Principal Reception Room, being set to the front of the property and displaying original coving to the ceiling.  There is also a dado rail to the walls, two wall light points and a radiator.

SITTING ROOM - 4.7m x 3.51m (15'5" x 11'6")

Again, a room of excellent proportions, this rear facing room provides a lovely outlook over the enclosed rear garden.  There is coving to the ceiling and to one wall a fitted gas fire (NOT TESTED).  The room is also heated by a single panel radiator.

BASEMENT LEVEL

REAR HALLWAY

A rear facing personal door gives access to the rear garden.  There is a useful understairs storage area whilst to the rear part of the Basement/Hallway access is offered to two cellar areas, one being set beneath the front facing Lounge, a smaller area being partially set beneath the Reception Hall.

DINING KITCHEN - 4.67m x 3.1m (15'4" x 10'2")

A spacious, family oriented Dining Kitchen presented very much in the farmhouse style, displaying a range of hand-painted units to base and eye level complemented by an expanse of roll-edge worktop surfaces.  There is an exposed brick chimney breast to one wall with space for a free-standing cooker and there are also plumbing facilities for a slimline dishwasher and concealed plumbing for a washing machine.  The room is heated by a single panel radiator.

FIRST FLOOR

BEDROOM ONE - 4.62m x 4.24m (15'2" x 13'11")

A Principal Bedroom of outstanding proportions, the indicated measurements not including a range of sliding door fronted wardrobes to one wall whilst there is a further range of free-standing wardrobes to the opposing wall.  This room spans the full width of the property and given that it has two front-facing windows, could easily be sub-divided into a smaller double and additional single Bedroom.  The room is heated by a single panel radiator.

BEDROOM TWO - 2.87m x 2.01m (9'5" x 6'7")

With rear facing window and single panel radiator.

BATHROOM - 3.25m x 2.59m (10'8" x 8'6")

About Butcher Residential Ltd, Penistone

2 Crown House Shrewsbury Road, Penistone, S36 6DY
Welcome to Butcher Residential
A family owned and run independent estate agency

Butcher Residential is a well-established, family-owned independent estate agency, with offices in Penistone and Denby Dale. We specialise in residential and commercial sales, lettings and property management, land sales, and new homes. We sell and let properties throughout South Yorkshire and the Kirklees area.

Values

We really believe in offering valuable, relevant guidance, enabling our clients to achieve their aims as best we can. Whether that's driven by price, timescale or other factors. Good, fair and well-implemented advice is the most important aspect of what we do.

Experience

To tell you a little about our background, Ian Butcher has worked in the property industry since 1985. He worked for some of the leading names in the business before launching Butcher Residential Estate Agents with his wife Anne in 2009. After his previous partnership was closed down on result of the recession, he realised that he needed the freedom to make his own choices, and in doing so, protect the number of local employees who had worked for/with him for many years.

The Team

We are now a tight-knit team of six, all taking a lot of pride in what we do. Ian, Anne and Anne's daughter, Holly have now worked for the business for a decade, alongside our sales manager Mel Peel, an experienced negotiator having worked for other local estate agents since the early 1990's before coming to us in 2019. Jo and Ben in the Penistone office look after our lettings department. Jo has worked with us for around 14 years now, with so much care and attention always being given to our valued clients. Ben started his journey in the industry with us in 2017 as an apprentice. Ian's secretary and PA Jennifer joined us for all of two days in March 2020 before the dreaded "C" word (no not that one, Covid!) shut the country down. If you'd like to know a little more about us, head over to our "Meet the Team" page!
