I have very fond personal memories of Sandown Crescent having played on the road in my childhood years and I remember it being a very popular location back then thanks to the lifestyle and favourable location it offered. I¿m pleased to report that after all these years that Crescent still holds a warm and friendly community village feel and provides an ideal location to live within Cuddington. From the front door you can walk to the local butchers and Veg shop, two sets of general shops, two schools, a library, tennis court, children's play area, three Churches, the great Blue Cap pub, Coffee Shop, the popular Jade-Buddha restaurant and the impressive DeFINE Food and Wine Restaurant - that sells freshly baked bread on a Wednesday for a lovely mid-week treat! Great local countryside dog walks are also on the doorstep.

The current owner purchased the property in 2018 and has been very active in their ownership. There has been plenty of cosmetic improvements to the décor throughout the home but even more reassuringly, the owner has worked through all recommendations listed on the survey at the point of purchase. This has included a new combi boiler (which has been regularly serviced), re-wiring of the first-floor electrics, replacement of the flat roof to the rear, re-pointing, and new flashing to the chimney stack, repointing and work to face bricks, new garden fencing as required and clearing/pollarding of dead shrubs and trees in the garden and decorated throughout.

The house itself is accessed through the handy entrance porch and into the internal entrance hall that leads passed the staircase, housing the downstairs cloakroom/toilet, and into the kitchen to the rear of the property overlooking the garden. The kitchen units whilst in good order, is an aspect of the property the current owner has suggested they would look to update if staying in the property.

The two reception rooms of the home, currently used as a dining room and living room, have been cleverly linked by double sliding doors to allow for open plan living or separate rooms as preferred and provide a nice bright space thanks to the double glass doors at the rear of the dining room bringing in plenty of natural light from the South facing rear garden.

The first floor houses the three bedrooms, two which are comfortable double size with the third being the prefect option for either a study/home office or single bedroom as required. All three bedrooms are served by the family bathroom which houses a full-size bath with shower fixing above. It should be noted that now the boiler has been replaced with a `combi', the immersion tank has been removed and as such the cupboard it was housed in offers great potential for a walk-in shower.

The outside of the property also has a lot to offer with lawn gardens to both front and back and a very spacious driveway that runs along the side of the house to the single separate garage at the rear.

Sandiway and Cuddington are only ten minutes drive from the thriving Georgian High Street of Tarporley. Cuddington village has an excellent range of day-to-day amenities including the Blue Cap and White Barn public houses, Doctors, Dentist, Vets, and library. There are two separate areas of shops that include convenience store, post office, newsagents, dry cleaners, bakery, butchers, pharmacy, and off licence in addition to the renowned De Fine Food Wine delicatessen, coffee shop and restaurant and walking distance to Craft Blakemere and the The Hollies Farm Shop.

There are also two primary schools, two Churches, Church Hall, village community centre, tennis courts and playing fields / park. It should also be noted that within the village there is also a library, Doctors surgery, Holly Bank Vets and Dentist. Cuddington Railway Station runs on the Chester to Manchester line.

The area provides an excellent base for the business traveller with many commercial centres including Manchester, Chester, Liverpool, Warrington, and Birmingham all being within commuting distance and Hartford Station is four minutes¿ drive away - this is on the Liverpool to London line and only fifteen minutes from Crewe.
