Description
A shared driveway leads to ample private parking at the front, while the rear garden—both sun-drenched and secluded—is a haven for children, pets, or outdoor entertaining. A unique highlight of the property is the generously sized powered workshop—a versatile space that sets this home apart. The setting, aspect, and overall condition of the property are all rare to find in one package on the Isle of Arran.
Reception Rooms
Upon entry, the hall leads into a spacious, south-facing lounge bathed in natural light. A focal point of the room is the grey brick fireplace housing a contemporary electric stove, creating an inviting and comfortable setting for relaxation. Across the hallway, a second reception room—currently used as a formal dining room—mirrors this orientation and light. This generous and airy space easily accommodates family gatherings, and with minimal adaptation, could serve as a third bedroom if desired.
Kitchen & Utility
The kitchen is both functional and characterful, with L-shaped wooden cabinetry, warm mustard walls, and a playful mosaic tile splashback. An original timber ceiling beam pays homage to the cottage's heritage, while the light-filled breakfast area is a delightful space to start the day. Adjacent to the kitchen, the bright utility room features a sink, ample storage, and space for white goods, with a pulley system installed for drying. This room also provides a secondary access point to the rear garden. An external laundry room adds further convenience and, subject to planning permission, could be incorporated into the main house to enlarge the kitchen or lounge.
Bedrooms & Bathroom
Located at the rear of the ground floor, the shower room is fitted with a sleek, contemporary suite and walk-in shower, complemented by stylish grey-tiled walls. Upstairs, two comfortable double bedrooms sit opposite one another across a central landing. Both enjoy Velux windows offering elevated views towards the charming neighbouring church. Each room is well proportioned and neutrally styled.
Garden & Grounds
The landscaped rear garden is a true sanctuary, cleverly designed with gravel seating areas perfectly positioned to capture the dramatic vistas. Sheltered and exceptionally private, it is ideal for outdoor dining, sunbathing, or simply soaking in the tranquillity of this remarkable location.
A particular highlight is the large, powered workshop, which presents a wealth of potential for conversion (subject to the planning permission). Whether envisioned as a home office, studio, or even further accommodation, this is a significant asset.
Additional Information
Currently operating as a highly successful holiday let with rates of £199 per night, the property offers an attractive income stream, alongside the flexibility for personal use.
Area description
This delightful detached cottage is situated in a quiet location, in the relaxed, coastal village of Lamlash, which lies on the eastern aspect of the Isle of Arran, a popular island off the west coast of Scotland.
The village of Lamlash has two hotels (The Glenisle & Lamlash Bay Hotel), two pubs (The Pierhead Tavern (PHT) & The Drift Inn), a newsagents, a chemist, medical centre, the only hospital on the island and the Co-op. Brodick, Arran's main town, has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan/Troon. Both have a main line rail station and are approximately 30 miles from Glasgow City Centre. Commuters and travellers now benefit from Road Equivalent Tarrif (RET) ferry fares, which are substantially lower than before. Ardrossan has a main line rail station, with trains to Glasgow that connect with the ferry times, and is approximately 30 miles from Glasgow City Centre.
Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan. The Primary school, nursery and the only High School and Gym Campus are situated within the village and further Primary schooling is available in Corrie, Brodick and Whiting Bay. A frequent bus service runs around and across the island and, at Lochranza, there is the ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come!
