Description

ROSE COTTAGE,
CHESTERBLADE, SOMERSET, BA4 4QX

A handsome and substantial four bedroom family home with integral one bedroom annexe, in this quiet village close to Bruton and Castle Cary.
Rose Cottage dates back to the early 17th century in parts and has bags of character throughout and stunning views to the rear.
The accommodation includes a porch, sitting room, snug, library/dining room, kitchen, garden room, orangery, utility, cellar, four bedrooms, two en-suites, bathroom plus an annexe with kitchen and bedroom with bathroom above.

There is a timber double carport by the parking at the front, and beautifully maintained garden at the rear. In addition there is a large studio and most useful stone stores.

Accommodation
The property was built in the early 17th century and brought back to its full splendour when it was fully redeveloped and rebuilt from part ruin in 2006. There are many period details throughout including mullioned windows, ceiling beams and Blue Lias flagstone floors.

The property is entered through a porch which then opens into the galleried sitting room. This is the most welcoming of entrances with the staircase and galleried landing above having ornate cast iron balusters and beneath is a ham stone fireplace with inset wood burner.

On the left hand side is the snug which has a beautifully intricate wall painting on one side of the room and a large inglenook with inset wood burner and bread oven on the other. In addition the room has a dual aspect with a window seat plus ceiling beams and exposed stone walls.

Passing through the snug is the dining room cum library where there are exposed beams, ample book shelving and a dual aspect.

At the back of the property is the kitchen which has a range of fitted units with granite to the work surfaces, up stands and splash back plus integral appliances including a Neff dishwasher, fridge, induction hob, extractor and double oven. From the sink there are lovely views out to the garden and beyond. In the heart of the room is room for a breakfast table. Off the kitchen is the utility where there is a back door and the cloakroom.

Steps lead down from the kitchen to the orangery which was added by the current owners to maximise the true enjoyment of the gardens and views beyond from this corner of the property. The part masonry, part timber construction blends perfectly with the original building and the stone floor tiles are warmed by underfloor heating. French doors lead directly out to the garden.

Adjoining the orangery is the garden room which has exposed stone walls and a ceiling beam. Also accessed from the orangery is the cellar which houses the oil fired central heating boiler.

Leading up the main staircase you reach the galleried landing overlooking the sitting room/reception hall. There are two double bedrooms accessed from this landing including the guest bedroom which has an ensuite bath room with bath, basin and w/c.

Along the corridor from the landing are two further double bedrooms and a family bathroom. The master bedroom is at the end of the corridor and enjoys a dual aspect with splendid southerly views, an ensuite cloakroom and walk in wardrobe. The family bathroom is finished to a high standard, having a walk in shower, bath, basin and w/c. Also accessed from the corridor is the airing cupboard.

The annexe is self contained and connects also into the main house from a doorway into the dining room. On the ground floor of the annexe is a substantial kitchen dining room with a gas cooker, plenty of worktop space, further storage underneath the stairs and plumbing for utilities under the worktops. Above is a double bedroom with ensuite bathroom. This is ideal for a dependant relative, lodger or indeed staying guests.

Outside
At the front of the property is an expansive tarmac parking area leading up to a double open fronted carport. The carport is stone built with a timber entranceway and slate roof to be in keeping with the property.

At the rear of the house are beautifully tended gardens with lawned areas, deep flower borders, low stone walls and interspersing fruit trees. Immediately outside the orangery is a sunny seating terrace surrounded by a lavender border. Along the boundary of the upper lawn is a fabulous topiary hedgerow with a bird and archway carved into foliage. From the gardens there are stunning views across the valley as far as the eyes can see. Much of Chesterblades farm land has been re-wilded and the field beyond the walls of the garden here is no different.

At the bottom of the garden there is a large stone outbuilding with a large main room previously used as a games room, as well as two smaller stores.

At the other end of the property there is the studio which has light, power and underfloor heating with two large internal rooms suitable for a wide variety of uses; one of which having sliding glass doors to the terrace and back gate.
