Within the rolling green hills of the Torridge river valley in north Devon and in close proximity to the spectacular heritage coast, a secluded, peaceful and sunny plot of approximately a quarter of an acre. Planning permission is granted for a spacious and south-facing three-bedroom detached holiday lodge of almost 109 sq.m. (Three bedrooms maximum, although less bedrooms or a smaller lodge is also possible). The plot directly overlooks the adjoining lake and has uninterrupted, panoramic views to the countryside beyond. Private parking is within the plot boundary. An amendment to the planning permission may be necessary to personalise structural design variations, and we are happy to assist with this if you choose to alter the layout and elevation to something similar but individual.
The planning permission allows use of the holiday lodge in all 12 months of the year for holidays only, i.e. there is no closed season. The owner may also secure an income by letting the lodge. Please note that the property cannot be used as a residential dwelling. The legal transfer document (TP1) has covenants detailing holidays-only use, per the planning permission. The plot benefits from the provision of mains electricity, mains water, and private sewerage. All services are readily available, adjacent to the plot. There would be a small fee charged by National Grid to connect the electricity cable to enable supply at the lodge meter box from the main (site) cabling near to the edge of the plot.
The 2025 site charges which include service charge, sewerage and water standing charge are £3,467 (including VAT where applicable). Lodges have a private water meter, and consumption is charged at the same unit rate that South West Water charges the site owners.
Fishing Rights
The owner of the lodge will also enjoy the right to fish the site fishing lake and also, free of charge but (both) subject to a License that is required from the Environment Agency, from the River Torridge bank. Note: although the Torridge is a famous fly-fishing river, this location is at the upper headwaters of the river. Brown trout may still be caught here, but the river is relatively small.

The nearest village is Woolfardisworthy (Woolsery), 2 miles away with the beautifully renovated Farmers Arms pub, renowned for it's excellent pub and restaurant food. There is a lovely village shop & PO, an excellent fish & chip shop, and the church; plus a nearby garden centre selling local produce, with a tea room and restaurant. Bradworthy is 4 miles away with a grocery, PO, filling station, and a real, local pub. Hartland, about 7 miles away, has a number of shops, artists and crafts outlets, a choice of 3 pubs, a restaurant, a tea room, and a monthly farmers market. The truly spectacular Hartland Quay and pub is a landmark of north Devon, as is Hartland Point - favourite locations with film makers. The small village of Welcombe is approximately 5 miles away and boasts a good pub; it is something of a small hub of arts and crafts makers; and nearby Welcombe Mouth beach is popular with experienced surfers.
Major supermarkets exist at Bideford, 13 miles away: Morrisons, Asda, Tesco, Co-op, Lidl, and Aldi; plus a large selection of independent retailers, as befits a regional town. There is a pannier market as well as the Atlantic Village factory shopping outlet. Bude is also 13 miles and offers Morrisons, Sainsbury, Co-op, and Lidl supermarkets; plus a selection of independent retailers and excellent restaurants. The small market town of Holsworthy is (wait for it) also 13 miles away, with a Waitrose supermarket. The larger shopping town of Barnstaple, offering just about everything, is about 22 miles and 40 minutes away.
Along this local stretch of coast are fabulous sandy beaches including a firm favourite: Sandymouth Bay; there is great surf, stunning sea cliffs, the quaint village of Clovelly with its cobbled street tumbling down to the 13th century harbour, Hartland Quay with its unchanged and old world inn plus the Shipwreck Museum; and, of course, Hartland Point and miles of the south west coastal path. There are many excellent country pubs and fine restaurants. Local festivals include the Appledore Book Festival, the Bude Jazz Festival, Bideford Massed Pipes and Drums, and the popular Hartland, Bude and Bradworthy carnivals. The Burton Art Gallery in Bideford has ever-changing, high quality exhibitions, a great cafe, and a fabulous crafts gallery offering many talented local artists’ work for sale. All around the area are potteries and arts & crafts studios. Local gardens and historic houses include: Hartland Abbey, Docton Mill, RHS Rosemoor, Marwood, Tapely House & Gardens, and Arlington Court. The Tarka Trail is close by. Exmoor, Dartmoor and Bodmin Moor are all easily accessible; and the Eden Project is a little over an hour’s drive. The area is ideal for keen walkers, golfers, water sports enthusiasts, sea and coarse fishing anglers, or simply those people who merely wish for a truly relaxing getaway.
Forest Lakes is about 75 minutes from junction 27 on the M5, or two hours from Bristol by road. The nearest rail station is Barnstaple which is reached on the Tarka Line from Exeter.
This is rural England and true unspoiled Devon, but with the modern world’s conveniences within easy reach.
