The Deanes is located to the south of the town centre and is a small cul-de-sac of mixed property types forming a friendly little community. There is excellent access to a local bus route, and the access to the town centre is almost level – in fact there is a pleasant walk along the River Exe towards the town centre.

The bungalow is about nineteen years old, and the current owners added a large single garage, a conservatory, and a wet room in 2023. The previous year, the gas fired boiler was replaced.

This is an excellent purchase for those looking for a “turn-key” property on a level site and being low maintenance.

The entrance hall has a useful store cupboard, currently shelved but could easily be fitted with coat hooks. The entrance hall is pleasant open space, with double doors opening into the living room which provides plenty of space for lounging and dining. The vendors have added a well-built conservatory with a low-lying wall, and uPVC construction above. This now provides an excellent alternative as a dining room if preferred.

The kitchen has been recently refitted with an excellent range of drawer and cupboard base units, with an attractive work surface above, and plenty of wall units – all finished in a tasteful light grey with attractive tiled splashbacks. Kitchen appliances include an eye level oven, an integrated gas hob with an extractor canopy above, an integrated fridge freezer, and space and plumbing for a washing machine. The boiler is also found in the kitchen.

The bathroom has been replaced with a modern wet-room, which makes accessibility very easy, but also means cleaning is a doddle having been fully “aqua-boarded”.

Bedroom one is a good double room and benefits from a television point. Bedroom two is a very good single.

Outside and to the rear of the bungalow is a low maintenance fully enclosed patio. From here, there is access through a pedestrian door into the garage. Within the garden is a large timber store (available by separate negotiation). If this were removed, additional garden space would be created.

To the front of the property is a small area of lawn, which has been very well kept. Hard chipped borders can be brightened up with potted plants. A drive suitable for two cars leads to the single garage.

Bungalows on this side of the town rarely become available and this is one that should be seriously considered.

There is a good shopping centre in Tiverton which is a thriving market town and provides excellent educational facilities including Blundells Independent School for boys and girls with its associated Blundells Preparatory School. Also in the town is Petroc College of further education and Tiverton High School. There is also a popular Golf Course, sports complex, and a hospital.
