Situated in the heart of the attractive village of Yoxford, London House is a handsome Grade II listed house, built of gault and red brick elevations under a pantile roof. It is in a highly convenient location, being within close walking distance of the village shops, church, primary school and pubs. According to the listing, the property is understood to date from the early to mid-19th Century, but the core could possibly be older.
The beautifully presented living space extends to in excess of 3,000 sq ft, with all of the principal rooms enjoying a good deal of natural light. The configuration of the rooms creates great versatility of use and is perfect for family living. The interior features a bespoke Debenvale kitchen with painted units and a composite worktop with inset sink and mixer tap, integrated dishwasher and Everhot range. There is space for a fridge freezer and ample dining space. There is a separate utility room.
Off the entrance hall are a cloakroom and study and a sitting room which leads through to the music room which has an inglenook fireplace (sealed) with a bressummer and door to the studio. This adjoins the superb sitting room which is dual aspect with French doors opening onto the rear terrace and has a wood burner. The principal rooms have LED downlights.
Stairs rise to the first-floor where there are three bedrooms with en suites and two further bedrooms served by a family bathroom. All the bedrooms are light and spacious. A set of stairs leads to a good-sized second-floor attic room.
Outside
To the rear of the house is an enclosed stone paved courtyard, accessed from the kitchen and drawing room with a pedestrian gate providing access from the drive. There are two weatherboard sheds under felt roofs which provide excellent storage space. Steps lead up to the main area of garden which is laid to lawn with pretty herbaceous borders, a fig tree and a vine. A paved terrace with a pergola adorned with an Akebia Quinata chocolate vine provides a delightful sheltered seating area, perfect for outdoor dining and entertaining.
Vehicular access to London House is via a shared driveway at the side of the property. This also serves Upper London House to the rear, and The Old Slaughter House to the side. A large shingle area provides ample space for car parking and turning with space for several vehicles. In the main, this is owned by London House, although one car parking space belongs to The Old Slaughter House and there is a right of way in favour of Upper London House.
