Description

"This is a magical place to live. Light pours in throughout the day, along with the birdsong in St. Anne's Park, our 'back garden'. For all the light and space it's cosy too in darker days.
The building has a tranquility and peace about it, having been built by Quakers as an adult school. Later it was a much loved Table Tennis Club, still remembered by some of the locals.

St. Anne's Park is one of Bristol's little secrets. Nightingale valley on the doorstep, Conham woods and river trail so close, and so many nearby amenities and shops from Brislington Hill to Church Road and Temple Meads all within a short walk. The lovely Langton Pub along the road helps to cement the vibrant and friendly community round here.

We've loved living in such a unique home and welcoming area. We hope the next owners will love it too"

A rare opportunity to acquire a first-floor, two-bedroom apartment with a loft room within the converted 'St Annes Adult School' the period building dating back to circa 1910.

The characterful brickwork makes the building really appealing and provides the opportunity to purchase some of the history within the St Annes area. It's a property that can only be experienced by visiting as when I visited it gave me a nautical feeling but I understand from the seller is provides others with different positive feelings. It's fair to say that it is an apartment that has an air of enchantment.

The apartment boasts a prime position within a characterful period building being so close to Langton Park, a green oasis that enhances the charm of its sought-after locality on Langton Court Road, St Annes.

Set within proximity to the enchanting Nightingale Valley, this property offers an enviable lifestyle, seamlessly blending tranquillity and connectivity. Brislington, noted in recent times as the sixth busiest market place in England, continues to flourish in popularity. The vibrant Sandy Park, the heartbeat of the neighbourhood, is a mere 15-minute stroll away, offering a curated selection of eateries, independent boutiques, and artisanal delights.

Accessibility is a hallmark of this location, with excellent transport links providing frequent bus services to Temple Meads train station (approximately 30 minutes on foot) and Bristol city centre.

The apartment is accessed via a shared entrance with just the ground floor flat, a private staircase, leading to First Floor Flat 52 Langton Court Road. Inside, the layout comprises:

A welcoming shared entrance leading though to a private staircase entrance hall with generous under-stair storage
A double bedroom and a second bedroom, both well-appointed via the hallway
A contemporary bathroom suite
An open-plan kitchen/dining/lounge area, fitted with a cooker and space for washing machine, complemented by double-glazed skylights surrounding allowing light to flood the space. The wood panelled ceilings and walls add to the maritime character.
Accessed via a wooden staircase in the living space is the loft room which has loft storage above the living space, a large cupboard in the bow roof in the loft, the loft room offers versatility for work space or storage.

Brislington/St Annes offers a harmonious blend of verdant parklands, including Arnos Park, Nightingale Valley, and Victory Park, alongside urban conveniences. Sandy Park features an independent greengrocer, Kin coffee shop, Pukka Peacock Indian inspired restaurant, Deli, as well as the iconic Tarr’s ice cream parlour.

The nearby Paintworks complex adds a creative dimension, while the Langton Court Pub—just a minute’s walk away—offers a welcoming community hub.
