As more and more first-time buyers find themselves forced out of city centres by the ever rising cost of housing, attention is becoming focussed on the surrounding villages.

However, village life brings its own problems for young families, principal among which is getting the kids to school. But, for parents with primary age children Leeswood provides its own solution in the shape of the excellent school within a scant few yards of this affordable home. Add to this the convenience of a well-equipped Co-Op just a few yards further distant and massive playing fields to amuse the little darlings...and you really begin to appreciate that moving out of town has many appeals.

To the front of the home is an enclosed garden behind wrought iron railings and a low brick retaining wall. A central path shared with the house next door divides the gardens, with a path that runs across the front and around to the rear. The white UPVC front door is set back in a recessed porch, giving seasonal trick-or-treaters welcoming shelter, which may or may not be a good thing...

Stepping into the wide hallway with its wood effect floor, to our left and opposite the bottom of the imposing turned staircase, is the door into the utility room. This is a multi-faceted space providing not only storage and somewhere for the laundry appliances but also housing the wall mounted gas combi central heating boiler. The door to the room, in common with all the other internal doors in the home, has been stripped down to the bare wood, giving a very appealing appearance.

Passing the stairs, in the far corner of the hall, a similar door allows us into the through lounge, where the wood effect flooring continues. Immediately to our right a large arch leads through to the front section where a small log burning stove provides a delightfully cosy atmosphere and enough space for a selection of family sized settees, but it is back in the main part of the room where the home displays its individuality.

Here, we find an already large room made positively cavernous by the almost complete removal of the side wall, thus joining it to the kitchen. The resulting space forms a dining/kitchen/lounge of luxurious proportions. While the idea of rooms filling multiple roles seemed strange to me at first, they fit in well with modern lifestyles. After all, when friends visit, everyone seems to congregate in the kitchen, so what is more natural than having a comfortable space conveniently adjacent? The centre-piece of this sitting area is the solid wooden mantle piece and the massive, almost weapons-grade log burner nestling beneath it. This provides warmth and the welcoming glow that we all appreciate on a winter's night.

Opposite this fire is the kitchen area, where the wood faced units are laid out in a shallow 'U' shape with its four burner gas hob and electric fan oven occupying the central position. To the left is space for an American style fridge/freezer and at the other end, the sink unit and drainer are placed overlooking the rear garden, while the remainder of the fitted units provide all the storage you could ever need. Between the units and the high level wall cupboards, the splash-backs and attractively tiled in glossy black, giving a nice contrast with the wooden doors to the units.

Opening the back door we find a continuation of the path running around the home and terminating at a wooden log store, conveniently positioned for feeding the fires, before a low retaining wall gives way to the lawn area.

The garden is unexpectedly big, indeed big enough to provide the size of garden you would consider reasonable before we even come to the truly massive garage.

This would easily be classed as a double garage but, unlike many carrying this title, would actually allow you to open the doors of two vehicles parked side by side. Having parked our two theoretical vehicles, there would still remain enough space for a workshop area and a large amount of additional storage.

At the front of the garage is a concrete parking area before we come to a suitably wide set of wrought iron gates opening onto the lane giving rear access to the property.

Returning indoors and climbing the turned staircase to the square landing, we come to a door into the large linen cupboard positioned above the stair well.

Beside this is the front facing bathroom, although the term 'bathroom' scarcely does it justice as I cannot remember many anything this big, and certainly not in a semi-detached home. The fittings include all of your usual suspects that you'd expect to find: a pedestal hand basin, lavatory and traditional bath, while in one corner is an oversized shower cubicle behind which the walls are attractively tiled in dark grey. The shower unit is of the type that draws its hot water directly from the combi boiler, which means the horrors of suddenly running out become things of the past.

Adjacent to here and also overlooking the front is the first bedroom. This is a good sized double room with a feature fireplace which, although currently blocked off and purely ornamental is positioned on the same chimney breast as the working log burner in the front lounge beneath and so presumably, could be reinstated if desired - but please talk to a professional before attempting this!

The next door reveals a similarly proportioned bedroom overlooking the rear garden where the open plan nature of this home once again reveals itself. The dividing wall between here and the remaining bedroom has been all but removed, leaving a room of monumental proportions but one which, should your family dictate the need for three rooms, could be easily converted with the addition of a simple stud wall. This is possible because the original door into this section is still in place, minimising the work necessary.

All in all this is a fabulous home crying out for friends to pop round and be entertained. You are immediately impressed by its sheer scale and it is made to feel even bigger by the open plan layout favoured on the ground floor and also by the enormous size of the principal bedroom. In spite of looking like a standard semi detached home from the outside, you quickly realise that this is anything but standard. Its huge open plan living room/kitchen lends itself to practical family living, in a way that few can compete with and the ease with which its two bedrooms could become three adds to the versatility that we all seek. For anyone with space consuming hobbies or perhaps someone self-employed, the size of the garage makes a further compelling argument for viewing this home quickly, as its appeal ensures it will not remain on the market for long......so give Berry and George a call today, it'll be the best thing you do!
