Description

Beautiful three bedroom second floor apartment of circa 900 square feet, with underfloor heating, two bathrooms (one is en suite to the master), a Freehold-share, and a generous private terrace. And your luck is very much in, as the property is being sold without a chain

You will find your new handsome home (Georgian in design and aesthetic, though actually a seriously classy modern build - 2015) on prestigious Grove Lane, in the heart of leafy Camberwell Grove Conservation Area.

You are just a four minute walk from Denmark Hill Station (Zone 2, and on the Overground network), and but a few minutes from central Camberwell and Camberwell Green.

A deep front communal lawn fronts the terrace. It's all a bit dreamy!

Your own front door is on the second floor. From the hall, all of your bedrooms rest to your left, with a sunny southwesterly orientation. These are all good sizes: over 11 feet by over 10 feet, over 11 feet by over 7 feet, and the principal is over 16 feet by over 11 feet and incorporates a modern shower room. Two of your bedrooms have built-in wardrobes and there is a coat closet in the hall space, too.

At the end of the hall you have the main bathroom which has contemporary fittings.

The main event sits to the right of the hall - your huge and double-aspect open-plan reception/kitchen/dining room, with attractive engineered oak to the floor. It is over 18 feet by over 17 feet, with oversized windows, and double-glazed doors onto your private terrace (the furniture out here is staying you'll be pleased to hear). The two-tone fitted kitchen is a sleek one, with high-end integrated appliances and an island extractor fan.

Your most local and extremely well-liked (and Ofsted-rated 'Good') school is Lyndhurst Primary. Walk there in three minutes. The Villa Nursery and Pre-Prep School is also close, and the Dulwich schools are but a short drive.

The Butterfly Tennis Club is very local and community-focused, and next door, find Zen Yoga Studio with lots of small classes.

Camberwell leisure centre is also a short walk from the house, on Artichoke Place.

Central Camberwell has a long-standing and growing roster of restaurants, cafes, pubs and outlets selling luxury groceries. We particularly like Gladwell's, Veraison Wines, TOAD (bakery), The Crooked Well, Forza, Little Cellars, Nandine, The Kerfield, Theo's, The Camberwell Arms, Lumberjack and Hermits Cave.

Farmers' Markets of the weekend are at Camberwell Green (Saturday) and Myatt's Fields Park (Sunday). South London Gallery is also a recommend for the weekend.

This patch of south London is heavy on the green space, with Ruskin, Brunswick, Burgess and Myatt's Fields Parks all local, as well as Lettsom and Lucas Gardens. For further options - Peckham, Dulwich, Herne Hill, Brixton are all a short bus ride away.

London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) are all quickly reached with multiple transport options close by (Denmark Hill Station is your closest, followed by East Dulwich Station and Peckham Rye Station).

You have wonderful day and night bus links too, from Camberwell Church Street and Denmark Hill. You can connect with the tube very easily at Elephant & Castle, Oval and Brixton following a short bus trip.
